PROPERTY MANAGEMENT: Merry Potter
Minutes of previous meeting approved.
Finances -- February: $48,909 in operating funds, $280 income ahead of budget, $1,400 expenses under budget. Grounds are $1,800 under budget. Legal is over budget by $900, so far. Ray will investigate the reason for the unexpected legal expenses. Looking back to 2016: Revenue exceeded expenses by $9,965. This left the Association with only $3,565 in the surplus due to 2015 deficit.
Greeter -- After a 3-year stint, Wendy Edler would like to pass the torch to someone else. Art Stadlin agreed to put a call for a volunteer into the NewsFlash.
Applications -- There have been 2 lease and 1 purchase applications. The Board ratified the approvals already made ahead of the meeting.
Rules and Regulations on Leases -- The 2005 rule, which is official, says minimum 12-month lease and only one rental per 12-month period. A later ruling, not official, was mis-typed and created confusion. Property Management will fix it.
Back-flow Valve Testing -- Those who failed were red-tagged, but the plumber did not notify the failed homeowners! So Manatee Utilities sent notifications to those who failed. $127.50 is the negotiated price for repairs by Lapense Plumbing who did the inspections. Homeowners who's value failed inspection are responsible for the cost of repairs.
Recycle Water -- County was out today blowing out the lines.
New Board Member Needed -- Pat Whitesel announced she is moving to Mirabella in Village Green. She sold her house today! Pat plans to resign from the Board on her closing date, which is TBD.
Fence with Fiddler's Green (Phase 2) -- Tom Falcone explained the fence bordering the pond behind his house is falling down. Ray Dalto has found that Fiddler's is not interested in fixing it. The fence is on Hawthorn Park common grounds. Floyd Edler will get with Tom, review the mortgage survey, and if on HP property, fix the pipes that hold up the chain link fence.
Diseased Oak Trees -- Tom asked about the wood bore killing the oak trees, on both common and private property. Ray has spoken to County, requesting they write letters to the homeowners with infected trees, but County refused because the trees are on private property. There are four homes with infected oak trees. The Board asked Property Management to write the letters.
