TOPICS DISCUSSED:
BOARD -- Director Frank Miles, Treasurer, resigned and moved out of Hawthorn Park. Mike Hogan nominated Mike Sandstrum, a CPA, and new resident of Hawthorn Park to fill Frank's remaining time in office. Mike accepted the nomination and was voted in unanimously. Welcome Mike!
BUDGET -- At this time the Association is under budget by $10,800. Florida Power & Light is passing along an 8.5-percent increase effective August, and additional increase later. Association water bills have been running double budget. Stephanie, Ray, and Frank Maruca will investigate to ensure the Association is not accidentally being billed for someone else's water.
LIENS -- There is one existing lien. Property Management and the Board have filed six new liens for failure to pay Association dues.
HOME SALES -- Five homes have sold / transferred since the previous meeting.
BOARD INSURANCE -- Has been renewed.
UN-MOWED LAWNS -- Property management has been monitoring the situation.
UNWANTED PORTA-POTTY -- Potty company claims it is on County right-of-way, and they moved it closer to the street to be sure.
COUNTY RIGHT-OF-WAY (9th Ave. NW) -- Since the County claims the porta-potty is on County right-of-way, why did the County claim the trees in the same location are not on County right-of-way? Tom Falcone asked that this be documented by County so that we have proof they own those trees and are responsible for clean-up if a storm blows them down.
NEW STATE REGULATIONS -- Stephanie reported that new State regulations are pushing HOA's to be more specific on landscaping elements allowed and not allowed. Also, flag poles are now permitted in all HOA's, up to 20-feet high.
NEW BANK -- Stephanie reported that Sentry Property Management will be switching to a new bank on 1/1/2009.
ACTIVITIES FUND -- Flags were purchased for the front entrance for Independence Day. The balance in the fund is now $965.
LADIES SOCIAL (SUN OCT 19) -- Lee reported that they are seeking someone to host this October event.
HOLIDAY PARTY (DATE TBD) -- Lee reported that they are seeking someone to lead the planning committee for this December event.
ARC (ARCHITECTURAL REVIEW COMMITTEE) -- Lee reported that seven ARC requests were approved. A request for a mini-satellite dish has not yet been approved because a better location for the dish needs to be determined.
LANDSCAPE LIGHTS -- Frank reported that he and Len Lesjak have both replaced the front entrance sign lights several times. They burn out too frequently. Len has found an alternate solution. The Board voted to authorize Len and Frank to get and install the new light fixtures, within a budget of $125.
FENCE BETWEEN FIDDLER'S GREEN AND HAWTHORN PARK -- Tom Falcone's measurements, based on his home survey, indicates that the new fence erected by Fiddler's Green is on Hawthorn Park property. The Board argued that they put their fence on our property at their own risk, so no action was taken. Mike Hogan said he would speak to Pat Neal about the history of that fence.
NEW LIGHT POLE FOR 12th Ave NW & 92nd St. NW -- Tom requested that the Board re-open the initiative to get FPL to install a street light at that dark corner, near the Lift Station. Stephanie said she would contact FPL.
WELCOMING COMMITTEE -- Nan Fioretto has been welcoming new residents of Hawthorn Park for quite a while. Nan asked that a new Association member take over this responsibility. Art Stadlin agreed to publicize the need in the emailed NewsFlash.
ANNUAL MEETING (THU NOV 20)-- Stephanie told the Board that Property Management has the voting process under control. A location for the meeting has not yet been arranged. Stephanie will try to book the Northwest Baptist Church on 9th Ave. NW.
