No transaction is complete without proper communication; especially with multiple players involved

Throughout my brokerage career communication has led the way. From having to cure title issues to using your best judgement when negotiated a contract with another broker. In the modern world there is a thin line to walk when communicating. When is it too late to text? When do you use a text instead of a e-mail? When is it appropriate to just pick the phone up and call? I have faced many hard deadlines for funding and or closing dates, and staying on top of my means and modes of communication is paramount when it comes to streamlining any business/real estate process or transaction. 

The Martinez family closed on their first home with $22,500 in down payment assistance from TDHCA due to my ability to communicate well under pressure. 

Professional communication is a key to closing deals

During my time at the Brazos Valley Affordable Housing Corporation, my primary task was to get families ready for lending, I earned my Residential Loan Origination License, and worked hand and hand with two government entities to provide down payment assistance for families purchasing homes within a subdivison we were developing. Texas State Affordable Housing Corporation provided the construction funds and needed to be paid at closing. While Texas Department of Housing and Community Affairs provided down payment assistance up to $25,000 in the form of a forgivable loan. They took a second position. 

As you can imagine maintaining proper communication while qualifying moderately low income families for funding and satisfying all state required documents was a large scale operation. The photo to the left is the Martinez family, they are the first family I helped to go through the process of purchasing a home in our subdivision from A to Z. To add another layer to the communication thread, the Martinez family is a spanish speaking family, with only the wife speaking any English. 

This situation tested my ability to remain cool under pressure while also presenting myself in various modes of communication from a position of strength and confidence to the family, the President of my organization and each of my contacts at TSAHC and TDHCA.
