Budgets, Cash flow, & Feasibility

Create property development budgets, cash flows, and feasibilities that model income and expenditure, risk, and return sensitivities over the term of the development/investment deal and to establish property value. 


In Income Property Development (LDEV 669), we undertook a very large project in creating a cash flow model for a proposed development of a 272 unit apartment community. We were challenged to demonstrate understanding of financial feasibility from construction cost estimates to internal rate of return (IRR). In this example I learned how cash sources and cash uses have to work in congruence in order to properly budget the cash flow process during the completion of a real estate project. I have included this model below.
