Design

Evaluate all elements of property asset design and documentation both in their component parts and as an integrated project to establish their alignment with market need, cost, efficiency, utility, performance, and compliance with regulatory agency requirements.

The design element of the case study is important because it has to speak to what our target market is currently paying for. For example, young professionals are willing to sacrifice space in order to live closer to the activities that compliment their lifestyle. So then, it is ok to consider properties with less living space. However, the design has to compliment the consumer's desire for common areas, walkability, and connectivity.

I am including an assignment from my Site Analysis-Development and the Environment (LDEV 661) course which takes a look at fees associated when developing land in a public-private structure. This includes many of the elements included in a development agreement with a local municipality. Municipalities guide a development program by laying out its design standards. Some of these standards may include their willingness to accept variances to setbacks and lot sizes and materials acceptable within any given district of a city.
