SWS Detail: 3.0202.2 Door Replacement
Review work orders to determine if Lead Safe RRP is required. When required, follow RRP guidance in section Lead Safe Work section.
Exterior doors shall be exterior-grade and insulated.
20 minute fire rated doors shall be installed if between dwelling and garage (IRC R302.5.1)
Before removing the old door check that the new door is the proper size.
Remove existing door and frame to expose the rough framing in a way that doesn't damage finished surfaces or doorbell wiring.
If Sill is 1/4" or more out of level, secure a tapered pressure treated board to span the width of the threshold to make it level and add stability.
Install some sill plate gasket or flashing tape and caulk under the threshold before inserting the pre-hung door.
Insert pre-hung door with the brick mold still attached if possible, plumb the hinge side, and fasten with 3 or more 3" grabber screws either behind the kerf or in screw hole in the hinge.
Shim the adjacent side up (won't need if step 2 was performed) until the reveal at the top of the frame is even with the top of the slab and fasten with 3" grabber screws at the top 3 inches, middle, and bottom 3 inches.
May need to install shims under the threshold in multiple areas for rigidness.
Make sure shims are installed between the frame and jack stud so the frame will not bow away from the slab creating a poor seal.
You may need to move the upper or lower corners in or out, so there is even contact with the kerf.
Once the frame is hung, insulate with either backer rod or foam.
Foam is preferred due to its continuous seal, adhesion to the materials, and it's ability to expand to the width of the door jam.
Be sure to use a low-expanding foam, so it does not bow the door frame making it difficult to close.
Install the door hardware and make sure it all aligns and closes in a way that it creates a full seal.
Adjust the threshold so there is no daylight seen through the bottom of the door, and door opens and closes smoothly.
Install the interior trim and caulk the edges.
Caulk the brick mold and threshold with an exterior grade caulking.
Conduct a Worst Case draft test to verify any Category I, II, or III appliances are venting safely before leaving home for the day.
Testing shall recorded using the WAP Worst Case Draft form.
