Pet Guidelines – Stoneridge Village

We love our furry friends! To keep our community safe and enjoyable for everyone, please follow these guidelines:

• Household Pets Only: Only domestic pets (like dogs or cats) are permitted.

• Weight & Number Limit: You may have up to 2 pets per unit; each must weigh 25 pounds or less.

• Indoor Living: Pets must live indoors—they are not permitted to stay or live outside.

• No Commercial Use: Breeding or selling pets from your home is strictly prohibited.

• Leash Policy: When outside, pets must be on a leash and accompanied by their owner at all times.

• No Tethering: Do not tie or chain pets to patios, decks, or any common areas.

• Waste Removal: You must clean up after your pet immediately. Keeping our grounds clean is a shared responsibility.

• Nuisance Rules: If a pet causes disturbances or becomes a nuisance, a warning will be issued. Continued issues may require the pet’s removal.

• Liability: Owners are 100% responsible for any damage or injuries caused by their pets.

• Enforcement: Repeated violations may lead to fines, increased assessments, or board action.

Commercial Use & Limits: Pursuant to the Declaration of Condominium, no animals except domestic household pets may be kept in Units, provided those pets are not kept, bred, or maintained for commercial purposes. No more than two (2) such pets may be kept per Unit, weighing no more than twenty-five (25) pounds each. Pets shall be kept wholly within the Unit.

Nuisances: Animals creating a nuisance or unreasonable disturbance shall be permanently removed from the property upon five (5) days' written notice to the Unit Owner. All costs of removal are the responsibility of the Owner.

Common Areas & Waste: Animals are not allowed to run free. Dogs must be leashed and accompanied by an owner when outside the Unit. Animals may not be chained to decks, patios, or common areas. Owners are solely responsible for the proper disposal of animal waste and must keep all areas free of waste. Animals must be properly licensed and vaccinated.

Indemnification: Each owner assumes full responsibility for personal injuries or property damage caused by their animal and shall hold the Association and Board harmless against any loss, claim, or liability.

Fines for Non-Compliance: Any owner in violation may, at the Board's discretion, be charged an amount equal to twice the monthly common area assessment for each month the violation occurs, in addition to all other legal remedies.
