Garages & Vehicle Parking – Community Rules

To ensure emergency vehicle access and maintain the community's appearance, the following parking regulations are strictly enforced by the Board and the Sun Prairie Police Department.

1. No Street Parking

• Prohibition: Parking on community streets is strictly prohibited for both Unit Owners and guests at all times.

• Penalties: Violations result in a $75 assessment, towing by Prairieland at the owner's expense, and potential police-issued citations.

• Guest Policy: Owners are responsible for their guests. You will receive one (1) written warning for a guest violation; all subsequent violations result in a $75 fine to the Unit Owner.

2. Guest Parking Pads

• Availability: There are seven (7) guest parking pads available on a first-come, first-served basis.

• Strictly for Guests: Unit Owners are not permitted to park in guest pads. Doing so results in a $75 fine and possible towing.

• Time Limit: Guests may not park for more than 24 consecutive hours without prior Board approval. Please notify the Board if a guest requires an extension.

3. Driveway & Garage Capacities

• Standard: Owners must park only in their designated garage or driveway.

• Single Garage Units: Limited to one (1) vehicle in the garage and one (1) in the driveway.

• Double Garage Units: Limited to two (2) vehicles in the garage and two (2) in the driveway.

• Restrictions: No extra parking spaces are assigned or may be reserved. Parking in non-designated areas or fire lanes is strictly prohibited.

4. Vehicle Restrictions & Maintenance

• Repairs: Major vehicle repairs are prohibited. Routine maintenance is permitted only if performed inside the garage.

• Obstructions: Do not block any garage or driveway (your own or a neighbor's).

• Junk Vehicles: Vehicles must be in working order with current license plates.

• Trailers/RVs: No trailers, campers, or RVs may be stored on the property. (Short-term parking for loading/unloading is permitted).

• Garage Sales: Strictly prohibited due to the lack of guest parking and street access.

5. Enforcement Process

The Board utilizes a sequential system of notice for parking violations:

1. Written Warning (for first guest offense)

2. Assessments ($75 per incident)

3. Towing at Owner's Expense

4. Legal Action or Police Involvement
