Other Rules
Renting or leasing of units at Stoneridge Village is strictly prohibited. The leasing rules outlined in Section 10 apply ONLY to units with "Grandfathered" status. Once a grandfathered unit is sold or ownership is transferred, its rental eligibility expires, and it becomes subject to the permanent no-rental policy.
Garage Sales: Not allowed.
Christmas Decorations: Permitted; must be removed as weather allows.
Landscaping: No vegetable gardens or bird feeders are permitted in common grounds/areas.
Grounds Protection: No dumping of oil or hazardous materials on village grounds.
Patios: No patio extensions are allowed due to city code violations (setbacks, right-of-ways, easements) and the loss of green space.
Grilling: Per Sun Prairie City Ordinance, grilling is not allowed on decks or patios. Grills must be at least 10 feet from any structure.
Fire Pits: Strictly prohibited on decks or patios.
Salting: Unit owners are responsible for salting their own sidewalks and driveways.
Bylaw Reference: Adopted 2011 (6.4).
Garage Doors: Panels must be replaced if fist-sized dents are visible from the street.
Permitted Additions: Tube lights, egress windows, and satellite dishes are allowed, but:
Owners are responsible for all damages/maintenance related to the alteration.
Liability transfers to future owners.
Landscaping Trim: Concrete edging and tree surrounds must be Red or Tan only.
Front Doors: Must be painted in light pastel colors. Dark colors may warp from heat and void manufacturer warranties.
Trash Bins: Containers must be moved to storage immediately after pickup.
Cement Replacement: The Association will replace cement only if ridges become a trip hazard or if damage threatens neighboring units/common areas.
The Board recommends installing sewer back-up valves, sump pumps, and PVC hosing.
Water must be directed to the street or nearest street drain, not onto lawns or neighboring properties.
Owners are liable for damages caused by improper drainage setups.
No Street Parking: $75 assessment per violation.
Guest Pads: Unit owners may not park in the 7 guest parking pads ($75 fine + towing).
Guests: Owners get one written warning for guest violations; subsequent violations result in a $75 fine to the owner.
Towing: Vehicles will be towed by Prairieland at the owner’s expense.
Late Condo Fees: 1st Month: $50 | 2nd Month: $100 | 3rd Month+: $150 + Lien.
Bylaw Violations: 1st Offense: $25 | 2nd: $50 | 3rd: $75.
Forced Maintenance: If the Board must perform required repairs the owner neglected, the owner will be billed twice the actual cost.
Legal Fees: If an owner loses a lawsuit against the Association, they must pay the Board’s attorney fees (Bylaw 11.1).
The Board follows a sequential notice system: Written Notice ➔ Fines ➔ Board Appearance ➔ Legal Action/Police Involvement.
Term: 6–12 months only.
Compliance: Owners must provide the Board with a copy of the lease and insurance carrier info annually.
Fees: Monthly condo fees must be auto-withdrawn via Edward Jones.
Responsibility: Owners must provide renters with all Bylaws/Rules. Owners are liable for all renter damages.
Termination: Upon sale/transfer of the unit, the right to rent is terminated.
Before selling to a buyer with pets:
A photo of each pet must be submitted to the Board.
A signed compliance form is required confirming the limit of 2 pets and a 25-pound weight limit (Bylaw 9 G).
Contact the board using the Community Request form
