KINNEY VILLAGE PAINTING NOTICE

ATTENTION: ALL HOMEOWNERS & RESIDENTS

"PAINTING UPDATE 10/01/15"

ALL PAINTING HAS BEEN COMPLETED IN BOTH PHASES. THE DUNN EDWARDS PAINT COMPANY HAS INSPECTED AND PROVIDED A SEVEN (7) YEAR WARRANTY.

REMEMBER IT IS VITAL THAT ALL HOMEOWNERS ABIDE BY THE RULES OF NOT HANGING OR PLACING ITEMS ON THE STUCCO IN THE COMMON AREA. THIS WILL VIOLATE THE WARRANTY.

The painters are currently working in Phase I on buildings #9 through #13. They will be finishing up building #9 on 5/19/15, and will start on building #10 on 5/20/15. Please ensure all items are removed from porches and those Arizona rooms that are open. Also make sure that all pots and items are away from all walls and fences. Items that have to be moved by the painters may subject owners to additional costs. AND please do not forget to move your vehicle away from your building during the painting to avoid any overspray. YOUR COOPERATION IS APPRECIATED!

Currently Completed: 1) All Buildings in Phase II; 2) Buildings #1 through #8, #17, #16, & #15.

IF YOU WISH TO HAVE YOUR FRONT DOORS PAINTED BY PAINTMASTERZ, THEY MUST BE NOTIFIED BY MAY 15, 2015. IF YOU HAVE NOT ALREADY MADE THIS REQUEST, PLEASE EMAIL YOUR REQUEST TO HOA@KINNEYVILLAGE.COM ASAP.

Beginning March 2, 2015 the painting of all KV townhouses and common areas will commence. The initial work, consisting of power washing, stucco repair and painting will begin with the four buildings in Phase II, before moving to Phase I.

All buildings, including the recreation room and ramadas around the pool will be painted. All carports, walls and the pool fence will also be painted. You, the homeowner, will be notified by painters on exact dates of the painting of your unit(s). You will also be able to go to the new Kinney Village website for updates at www.KinneyVillage.com.

A total of four buildings will be worked on and painted at a time.

Before Painting:

Within the next two weeks it is the homeowner’s responsibility to REMOVE ALL of the following items in preparation for this painting and remodeling project:

  1. All objects hanging or attached to stucco walls on exterior walls and porch area, to include nails, screws, and hooks.

  2. All hoses and water line insulation.

  3. All wind chimes, bird feeders, metal art, bird baths, benches, or any object in the common area.

  4. All front porches must be cleared of all objects.

  5. Some Arizona rooms (those without full security doors) will be painted and will also be required to be cleared of all objects on walls and within the space. (Those particular units will be notified by the painters.)

  6. All potted plants must be removed to an area at least four feet away from the stucco. If you are concerned about damage or over-spray, move your plants inside when your painting time comes. No plants/pots are to be left on top of any wall.

  7. If you have exterior cable wires that are not in use please let the painters know and they will be removed.

  8. Kinney Village HOA assumes no responsibility for items/objects that are not removed or moved to an appropriate area.

Exterior doors.

All front doors, metal gates and security doors will be inspected to see if they need to be painted. Fading, peeling, and rusting doors/gates will be required to be repainted. Individual owners will be notified. These doors/gates will be the responsibility of the homeowner to sand, prime, and paint. PaintMasters will re-paint front doors for a nominal fee. Paint codes and sources will be provided to homeowners who wish to complete this work themselves, or owners can hire another contractor. Front doors should not be painted until the building has been completed, as the doors will be taped off during the wall painting, which could damage fresh door paint.

Parking

Homeowners and renters will be notified when and where to park their vehicle(s) during this painting process of both units and carports. Failure to move vehicle will result in towing to Phase II at homeowner’s expense.

After Painting:

1. 120 tons of Santa Fe rock will be placed on the four corners of each building.

2. Santa Fe rock will also be placed along sidewalks where erosion has occurred.

3. New river rock will be installed where needed below drainage spouts.

4. Some units will have drainage lines installed.

5. To maintain the painting warranty, NO object shall be replaced on exterior walls or common areas, without prior approval of the Architectural Control Committee (ACC) under Article IX, Section 9.9 of the CCRs of Kinney Village.

6. After the remodel process, the ACC will exercise its discretion in deciding whether or not an alteration or modification is in harmony with the overall scheme of subdivision development. Any improvement must conform to and harmonize with the existing surroundings and structures.” (Article IX, Section 9.9 of the CCRs of Kinney Village)

7. After the painting and landscaping is completed, any intended modification or addition to a common wall or area must be submitted to the ACC in writing on the correct ADAM LLC form, which is available and can be downloaded from the Kinney Village website, www.kinneyvillage.com. A request may only be submitted by the homeowner. All requests will be decided upon in 30 days or less. Previous approval of the above items that affect common areas or buildings within the development are void. This includes any prior approval/authorization from any previous Management Companies, i.e. Nanini (the original developer) or First Service Residential. The ACC shall not be bound by previous standards or interpretations of its standards under Article IX Section 9.3 of the CCRs. Failure to submit a request for modification or addition, will be treated as a violation of the CCRs, subject to penalties/fines.

8. In addition, no potted plants, ornaments, or other objects shall be placed on the tops of the stucco walls, without approval from the ACC.
