Whereas designs for rear yard and side yard decks for homes in Back Creek Landing are required to be submitted for approval by the CSA Environmental Preservation Committee (EPCOM) and
Whereas the EPCOM and Community Service Association Board of Directors regard the addition of wooden rear yard and side yard decks as being consistent with the design aesthetic and outdoor lifestyle desired by CSA members and
Whereas the EPCOM desires to facilitate the process of deck installation by members,
Now Therefore Be It Resolved that rear yard and side yard decks are approved, without the necessity of formal submittal to the EPCOM, so long as such decks conform to the following guidelines:
Materials
All deck material to consist of pressure treated lumber or redwood.
Rail Treatment
Rails may consist of wood or vinyl horizontal 2 x 6 or 2 x 4 members or 2x2 vertical pickets with wood or vinyl cap.
Finish Treatment
Wood decks may either be left to weather, stained white or stained to match the color of house siding. It is recommended that pressure treated decks intended for staining not be stained for at least 6 months. Freshly treated pressure lumber will not absorb paint or stain and should be allowed to weather first. Otherwise, excessive peeling of paint/stain will result.
Deck Dimensions/Configuration
Decks should be configured so that installed decks conform to the zoning setback requirements of Talbot County Zoning.
Construction Scheduling and Materials Storage
Works on decks should be scheduled so that, once begun, the deck will be completed within thirty (30) days. All materials to be used in deck construction are to be stored, pending construction use, in either garages, side yards or rear yards. Deck construction materials delivered to front yard driveways should be moved to an approved storage area within one week (7 days) from date of delivery.
Responsibility for conforming with the zoning, permit and building code requirements of Talbot County rests solely with homeowners on whose lot a deck is being built; and, no statement or approval by the EPCOM with regard to decks shall be regarded as definitive with respect to whether any deck plans or designs satisfy the zoning, permit or building code requirements of the County.
This resolution is not intended to limit the opportunity for homeowners to seek EPCOM approval of deck designs constructed of materials other than pressure treated wood or redwood; but, not exempted by this resolution.
