All leases of homes in Back Creek Landing for whatever period, regardless of how brief or long, must be in writing. A copy of such leases, as stipulated by CSA Declaration, must be submitted to the Board of Directors for acknowledgement and must provide that the tenant agrees to comply with and be bound by all terms, conditions, and covenants of the CSA Declaration, By-Laws, and Community Rules as duly adopted and as amended from time-to-time. All leases of the homes within Back Creek Landing shall contain an express provision that the Tenant's violation of any provision of the Declaration or rules and regulations of the Association shall constitute a default under the lease, for which the Association, on behalf of the owner, can terminate the lease and evict the tenant. As required by the Declaration, an owner leasing their Back Creek Landing residence must notify the Board of Directors in writing as to the following:
During the time while a Back Creek Landing residence is being leased, the lessor forfeits the use of the CSA common areas facilities during the period of the lease.
