Whereas designs for storage sheds located in the yards of homes in Back Creek Landing are required to be submitted for approval by Back Creek Landing Community Service Association (CSA) Environmental Preservation Committee (EPCOM) and
Whereas the EPCOM and Community Service Association Board of Directors regard the addition of outdoor storage sheds as being consistent with accessory uses permitted by Talbot County zoning for residentially zoned property and
Whereas EPCOM desires to facilitate the process of storing shed installation and to achieve consistency in the design and construction of such accessory uses,
Now Therefore Be It Resolved that storage sheds are approved, without the necessity of formal submittal to the EPCOM, so long as such storage sheds conform to the following:
Materials
All exterior siding materials of storage shed to be of wood or of the same color and style of Hardiplank siding applied to owner's home. Preferred exterior to consist of horizontal lapp siding, with same four (4)-inch corner and trim board detail as applied to each Back Creek Landing home.
Finish Treatment
If siding is wood, exterior siding and trim of shed to be stained/painted same siding and trim colors as owner's home. Roof shingles to match color of shingles on owner's home.
Design of Shed
Roof design of shed to consist of asymmetrical gable, with ridge of roof offset to front of shed. Front slope of roof to consist of 5:12 to 8:12 pitch and rear slope of roof to be a 3:12 to 4:12 pitch. Interior ceiling height of the storage shed shall not exceed eight (8) feet. All sheds to [be] constructed with a door, which should be kept closed when materials are not being removed from storage.
Shed Location
Sheds shall be located in rear yards only and positioned no closer than three (3) feet from an adjoining lot line.
Construction Scheduling and Materials Storage
Work on storage sheds should be scheduled so that once begun, the shed will be completed within (30) days. All stored materials to be used in storage shed construction are to be stored, pending construction use, either in garages, side yards or rear yards. Shed construction materials delivered to front yard driveways should be moved to an approved storage area within one week (7 days) from date of delivery.
Responsibility for conforming with the zoning, permit, and building code requirements of Talbot County rests solely with homeowners on whose lot a storage shed is being built; and, no statement or approval by the EPCOM with regard to sheds shall be regarded as definitive with respect to whether any storage shed plans or designs satisfy the zoning, permit or building code requirements of the County.
This resolution is not intended to limit the opportunity for homeowners to seek EPCOM approval of storage sheds designs which differ from the pre-approved guidelines described herein; but, application for such approval must be requested separately and is not exempted by this resolution.
