Property Photo Guide
A note on property photographs
The quality of your property photographs are very important.
Quality photographs are the best way to attract bookings on the PadSplit website.
When possible, PadSplit recommends the following:
Hire a professional real estate photographer
Stage your homes
If you do not have the resources or the right network to hire a professional photographer, please read the following photograph guideline very carefully.
📷
A basic guideline to attractive property photographs
Make sure your home is clean and staged in an attractive manner
Is the home clean and well organized?
Are there window dressings?
Is there art on the wall?
Linen on the bed is recommended but not required in staging a photographs
Overall, your rule of thumb should be, “Does this look like a place I would like to live in?”
Your home should be well-lit and bright
Make sure to take photographs during the day with all the interior lights turned on.
All walls, ceiling and floors should be level in your photographs
When framing your photographs, make sure vertical walls are straight and not slanted and horizontal ceilings and floors are level and straight.
This part can be tricky (you need a steady hand) but it makes your photographs look really good and is worth taking the time to get right.
Take photographs so that viewers get a sense of the space
Make sure that the floor and ceiling both show in your photographs and there are 2 or more walls shown
We recommend landscape (horizontal) photographs as opposed to portrait (vertical) photographs
Take photographs of all the spaces and special details of the home
Remember that members are judging where they should book by the photographs: They do not get to visit the homes before booking
Photographs of type of doorlocks are helpful (especially for move-in instructions)
At a minimum, the following spaces should be included:
All bathrooms
All common spaces
Kitchen
All bedrooms
Laundry room
Take a minimum of two photographs from two different angles so that the viewer gets a full of what the room is like
Photographs of the exterior are encouraged but not necessary
PadSplit’s internal data indicates that properties that have exterior photographs get more views but they are not required if you are hesitant to post them due to security reasons.
If you do post exterior photographs, make sure the address is not in the photograph or is obscured (Take care not to show mailboxes or door numbers. Blur them out if necessary)
Photograph Upload Guidelines
Technical Requirements
We recommend a photograph size of a minimum 1980x1080 (even if your photograph does not meet recommendation, it will still upload.)
Hi-resolution photographs generally get booked more quickly
The following file formats are recommended:
Jpg
PNG
Remember to designate a ‘Cover Photo’ per section. These are the photographs that will appear on the property search page carousel.
Think of an captions or additional details to accompany the photograph. This isn’t necessary but is recommended. Remember, members like to know more details about the space than less.
