Prefer at least one parking spot for every two bedrooms
No more than four bedrooms may share a bathroom. Three to one is best
At seven bedrooms or more, get a second outdoor trash can and a second refrigerator
Property Setup Guide
Structural
⏹️ 80 ft2 minimum size (no side less than 7’)
⏹️ HVAC supply and return vents
⏹️ Light fixture with a switch or a floor lamp
⏹️ Two (2) outlets or one (1) and a permanent light fixture
Safety
⏹️ Smoke detector with 10yr Li battery
⏹️ Two (2) modes of egress, either doors or a door and an egress window (min 24” high by 20” wide, no more than 44” from the floor)
Furnishings

What should a PadSplit bedroom look like?
Exterior (Recommended)
⏹️ WiFi-connected or another Keypad lock on front door
⏹️ If the smart lock is not used on the front door, please use signage to direct new members to the correct door
⏹️ Ensure adequate lighting by main entrance
⏹️ Storeroom locksets recommended on other exterior doors
Interior (Recommended)
⏹️ Install privacy locks on all interior bedroom doors
⏹️ Number all doors with clear, durable (non-sticker) labels
⏹️ Security chains are recommended on the inside of bedroom doors for additional security

Efficiency
⏹️ 1.25 gpm showerhead
⏹️ 0.5 gpm aerator in all faucets
⏹️ 0.8 gpf Niagara Stealth Toilet (unless existing toilets < 1.6 gpf)
⏹️ LED bulbs in all fixtures
Amenities
⏹️ Plunger and toilet brush present
⏹️ Small trash can (to prevent flushing of unwanted items)

Appearance

Safety
⏹️ All outlets in wet areas require GFCI protection
⏹️ All toilets flush, drain properly and be secure to the floor.
⏹️ Vent fan (timer preferred) or window required to vent moisture
Plumbing
⏹️ Sink, tub and shower plumbing must drain properly, be leak free, have both hot and cold water.
⏹️ Plumbing must be properly installed (no S-traps), leak-free and vented in accordance with local building codes.
What should a bathroom look like?

What should a PadSplit kitchen look like?
Efficiency
⏹️ Complete air-sealing package
⏹️ Plug any and all fireplaces
⏹️ Floors and ceilings must be insulated to a minimum of R-19 (R-30 on flat ceilings)
Pest
⏹️ Any required termite prevention treatments applied
⏹️ Perform rodent exclusion at likely entry points as required
⏹️ Ensure that house is vermin/pest free at opening
Weatherizing
⏹️ Roof and gutters must be in good repair (gutter covers highly recommended)
⏹️ Landscape drainage to 10’ away from house
HVAC
⏹️ Fresh air filter in place
What about areas I can’t see?
Parking
⏹️ Provide ample parking appropriate for the number of bedrooms and availability of public transit. Lay a parking pad where able, parking in rear of property is preferred
Landscaping
⏹️ Ensure grass is cut
⏹️ Trim back any trees or limbs that are a threat to the property (consult arborist as needed)
⏹️ Plant low-maintenance foliage as able
Curb appeal
⏹️ Repair and repaint any peeling or damaged areas (PadSplits should look as good or better than other houses on the same street)
Waste
⏹️ Appropriate trash (and recycling) bins are present and functional
What about the outside of the house?
Plumbing
⏹️ Run showers and sinks for 10 minutes to ensure water runs hot, cold, and all water drains effectively
⏹️ Plug tubs to full, then let drain. Tub must drain completely in less than 5 minutes
⏹️ Flush all toilets 10 times to check for back-ups
⏹️ Handle each toilet and plumbing fixture to ensure that it is installed tightly and does not move or wobble
Electrical
⏹️ Test every outlet for functionality
⏹️ Test every GFCI outlet with tester
⏹️ Turn on all lights, check for flickering and LEDs
Safety
⏹️ Test every smoke detector
⏹️ Test every interior and exterior lock for functionality
Structural
⏹️ Open and close every door, each must do so and seat correctly in the frame
⏹️ Open and close all cabinets
⏹️ Lean full body-weight on all railings to ensure stability
Appliances/HVAC
⏹️ Turn on stove to test for heating, turn on oven for 10 minutes to check for smoke
⏹️ Test dryer for 10 minutes
⏹️ Run A/C and heat for 10 minutes each, and ensure air filter is present in system
