How do I find my General Contractor?
Most Hosts rely on a General Contractor (GC) to prepare the property and get it ready for listing. We highly recommend partnering with licensed GCs with a solid track record in your area. For any project, a number of judgment calls must be made to optimize the property, so a high level of trust is critical. Rely on recommendations from investors you know well or other PadSplit Hosts. GCs who have completed this kind of work previously and/or experience in custom single-family renovations is a major plus.
PadSplit does not offer GC services, but see our vendor network, talk with your Host Advisor, or source your market / contacts for a suitable GC that fits your renovation needs. Finding the right GC to get the product done on time and at cost is important.
Creating a Scope of Work for Your GC
We have developed a series of documents to help guide you and your team in creating a Scope of Work (SOW). A SOW outlines the renovation and conversion process line by line including all items the general contractor is responsible for. Think about this like a packing list for a summer family trip.
Please note, PadSplit allows a maximum of 4 bedrooms per 1 bathroom. Always review local building code.
