A preventative maintenance inspection conducted twice a year. The cost for each bi-annual inspection is $175, unless otherwise specified in the property management agreement.
This task includes:
Replace electronic front door batteries if applicable
Check all door stoppers
Replace smoke detector batteries
Inspect curtains, walls, carpets/rugs, lampshades & furniture for damages or stains.
Use cleaning tablets on washing machine, dishwasher & garbage disposal
Vacuum behind & under appliances
Inspect all sinks, drains, water heater & angle stops for leaks
Change microwave filters
Inspect refrigerator temperature
Clean or replace AC filters
Inspect showers for mold
Test bathroom exhaust fans
Inspect sofa bed & pull out mattress
Once a Bi-Annual inspection has been completed, you will need to share the report with the owner and get approval for repairs if necessary.
