Search filters: Using too many filters when searching for a property may hinder search efforts. Airbnb recommends using 1-3 filters when searching for properties. Try searching by town, map settings, guest count.
On average guests use 7 filters when searching. Channels report less than 1% of bookings come from searches without dates as a filter.
MPS does not have control of how Airbnb's algorithm works.
NOTE: Airbnb does not recognize resorts (Hololani, Kihei Resort, Valley Isle, etc.) as a valid search option. Although this may be successful sometimes, it's not a reliable search filter. All channels use an algorithm that returns each unique user search results page based on your filters. Search results pages can be based on your search history, filters, and conversion rates. Each search page is unique to every user, every time.

A big piece in the algorithm is conversion. Conversion is based on how many times your home is clicked on and then booked. It will negatively impact your conversion rate if you constantly search for your home, look at the listing, and don’t book it. Essentially, when you have a low conversion rate the algorithm thinks your home is undesirable and therefore it will be pushed lower.
Search Algorithms: VRBO and Airbnb use complex search algorithms that take into account numerous factors, such as location of IP address, pricing, availability, property details, guest reviews, and more. These algorithms aim to provide users with tailored results based on their preferences and search criteria.
How to improve Airbnb's algorithm: Airbnb does not disclose all the details of its ranking system, but there are the key factors that influence how listings appear in search results. I.e) "Popularity" (number of clicks a listing gets), super host status, number of photos & quality of photography, amenities included, reviews, host responsiveness, pricing, strong title & listing description. The cookies on each desktop are different. So I may see a particular unit listed on the first page of searches while someone else may see it on page 14.
The behavior of users, such as their previous searches, preferences, and interactions with the platform, can affect the visibility of your listing to different users. A lot of times, if the user keeps searching for a property and doesn't follow through with a purchase/conversion, then the algorithm is smart enough to stop showing that listing to that user as the algorithm thinks the user does not want that property.
