Part of the regeneration of the area west of East Croydon station, this new 10,000m² office development for Abstract Securities offers low-cost, highly flexible, deep-plan office space. Its modern design provides a stark contrast to the narrow-plan offices prevalent in Croydon from the 1970s and '80s, delivering Grade A space at highly competitive rents.
The building's simple, rectilinear floorplates, centered around atriums, maximize the floor-to-external wall area. This design was key to helping the development meet its BREEAM "Excellent" rating. The facade is thoughtfully articulated to complement the new public square, and the project includes a new public footpath linking the square to Wellesley Grove.
Through a fast-track procurement, the project moved from design in November 2011 to construction in June 2012, with completion in August 2013. The building is currently occupied by the Pension Protection Fund and Mott MacDonald engineers.
