We will be meeting on Sunday, January 4th at Olde Point Country Club from 2-4pm to discuss the upcoming planning board meeting on 1/06/2025. We will provide updates on recent developments about the proposed “Piver Tract” development and ask all of you to attend the upcoming Planning Board meeting on:
Tuesday, January 6th at 7:00pm at the Hampstead Annex
Road Safety and Congestion: As many of you have experienced, traffic on US‑17 through Hampstead has been a real safety issue lately. Just in the past few months there have been multiple serious crashes. Combined with school buses on NC‑210 and morning backups at Country Club Road, it can take up to 2 hours to get from Wilmington to Hampstead now. Clearly our roads are strained. We’ll keep pushing the county and state for better safety measures and the long-promised Hampstead Bypass, but let’s also stay vigilant as drivers.
Public Planning and Our Plan: The county’s land-use plan specifically calls for matching new homes with more roads, schools and utilities pendercountync.govpendercountync.gov. In fact, at the Oct. 20 County Commissioners meeting, many residents reminded the board that our schools and emergency services are already overcrowded and underfunded if even current growth strains them. We’ll continue to hold officials to that standard: build the necessary infrastructure first, then build homes.
Piver Tract Development: The developers of the Piver Tract plan to build 358 homes along Olde Point Road. As of now, this project has not been finalized.
What You Can Do: The best way to influence this is to show up and speak up. Attend the Planning Board meeting on January 6. There will be a public hearing on this Piver Tract master plan, your questions and comments must be heard by the Planning Board. I Remind everyone to firmly ask, that we need safe roads, infrastructure updates and schools capacity to go with any new housing developments. for instance, NC fire code requires two exits for developments over 30 homes, and land use policy requires second access after the first phase is sold. Also, note that our county’s own growth plan envisions two thoroughfares for any large subdivision.

In the meeting, consider asking that the developer be required to add or improve a secondary access road before completing the full build-out. You can also request that updated traffic studies be conducted and that speed limits or signal improvements be evaluated, particularly at Ravenswood and Country Club. Finally, urge the Board to ensure that the vacant lot on Olde Point Road remains designated for residential use only and not converted into a future through road. (I will have more information on this on Sunday at meeting at Olde Point Country Club).
I know this can sound frustrating, but staying proactive is key. We’ve seen other developments in Pender County, like Wyndwater and Shiloh Place, where project size was reduced to meet safety and traffic standards.and we can do it again to ensure responsible growth. Instead of doing nothing, hundreds of folks have already spoken up. Let’s keep that energy.
