Our "First Place" loan program gives first-time homebuyers* the edge they need to purchase a home,
with cash assistance available.
Our MCC program provides income eligible first-time homebuyers* with an opportunity to reduce the amount
of federal income tax owed each year they own and live in their homes.
Our “Next Step” program gives first-time homebuyers as well as non-first time homebuyers the opportunity to purchase their own home with higher income limits and purchase price limits. It also gives the borrower the opportunity to receive cash assistance for down payment and closing cost assistance
If you are a qualified veteran, you do not have to be a first-time homebuyer* to qualify for our "First Place" or "Mortgage Credit Certificate" loan programs (above).

USDA Single Family Housing Direct Home Loans
USDA Rural Development’s Section 502 Direct Loan Program provides a path to homeownership for low, very-low, and moderate income families living in rural areas to make affordable homeownership a reality. This program assists moderate, low, and very low-income applicants obtain decent, safe and sanitary housing in eligible rural areas (any area or town less than 35,000 people) by providing payment assistance to increase an applicant’s repayment ability. No down payment is required. Payment assistance is a type of subsidy that reduces the mortgage payment, and the amount of assistance is determined by the adjusted family income.
USDA Single Family Housing Repair Loans and Grants
Section 504 Home Repair program fact sheet
This program provides loans to very-low-income homeowners to repair, improve, or modernize their homes, or provides grants to elderly, very-low-income homeowners to remove health and safety hazards.
To qualify, you must: 1. Be the homeowner and occupy the house 2. Be unable to obtain affordable credit elsewhere 3. Have a family income within the very-low-income limit.
For grants, homeowner must be age 62 or older.
