Foundation

These standards are by no means an exhaustive list and is meant as a base standard of work. Unique situations will arise, please direct any questions towards the Project Manager or Superintendent.

FOUNDATION WALLS

Anchor bolts must be placed every 5' and within 12" of end of boards, corner joints, and butt joints. They must be a minimum of 2" above block the wall with the bottom of threads being a minimum of 1 1/2" from top of block.

All foundation vents must be properly secured on both sides with mortar, both front and back.

There must be a crawlspace vent within 5' of any foundation corner

The top of each wall section of block foundation must be level within 1/2" tolerance over 25'

Damp proofing must cover the entire foundation perimeter, up to the projected final grade height with a minimum of 2 coats. If no damp proofing is present on site, contact project manager or superintendent.

CRAWLSPACE

NOTE: Confirm crawlspace door block height with super or PM.

Fill crawlspace door cells with mortar and ensure that Anchor bolts are on either side of the door.

Interior piers are to be no more than 6 courses high and must have the top 8" filled solid. If piers must be higher, contact Project Manager prior to doing so.

Footers should be completely covered with dirt inside the crawlspace. Vertical bonding rod should be turned into the crawlspace and painted a bring color. DO NOT turn bonding rod towards outside of crawlspace.

Tallest section of the foundation wall must be 11.5” or more above the top of the half pier.

Foundation drain is installed countinuously around outer perimeter and exits at the lowest corner(s)

12" Block Wall

IMPORTANT

If 12" block is needed, confirm total length of 12" block with Project Manager as the entire foundation will most likely not be 12" block.

Vertical rebar bonding must be in place for 12" block foundation walls prior to steel in wall inspection. Confirm with Project Manager on the spacing of vertical rebar.

#4 rebar must be used for all vertical bonding in 12" block foundations.

CLEAN UP

It will be the subcontractors responsibility to ensure that the site is clean of all trash and debris (both personal and construction) PRIOR to job to completion. All debris must be placed inside the dumpster if it is present. If no dumpster is present all construction debris (personal debris MUST be taken off site) must be pilled neatly in a place where it will be easily removed.
