Architectural Changes

Remember that an Architectural Application is necessary for any plumbing, electrical or structural work that homeowners might intend to do to the interior of their unit. This is necessary because these are undertakings that require City inspectors to pass off on, and the HOA needs to be kept aware of them for insurance purposes.

Maintaining a uniform and harmonious community and look is vital in keeping property values high. If you are planning on changing any exterior items such as windows, doors, adding a security camera, or adding air conditioning, you will need to go through the arcitectural approval process. Contact the Association Property Manager (Dan Pizano) to receive the architectural form, fill it out, and submit it to the Board via CMS. Once you receive approval from the Board you can go ahead with your project. Thank you for following the proper HOA procedures.

Asbestos and Lead Testing

Recently a member of Cherrywood had the acoustic ceiling in the living room tested for lead and asbestos. The test results came up negative for both. However, at an adjoining wall (where they took three separate samples) tested positive for asbestos.

For the manufacturers, effective July 1, 2015, all smoke alarms (120 VAC hardwired or battery operated) must comply with Provision (2) which shall display the date of manufacture, provide a place on the device where the date of installation can be written, and incorporate a hush  feature. Effective July 1, 2015, all battery-operated smoke alarms must also comply with Provision (1) which shall contain a nonreplaceable, nonremovable battery that is capable of powering the smoke alarm for at least 10 years.

How Many Alarms? The number and location of smoke alarms is specified in section 310.9.1.4 of the California Building Code. One smoke alarm should be placed on each floor in non-sleeping areas. In addition, one smoke alarm must be installed in each room where sleeping occurs, and one smoke alarm should be located in each hallway that leads directly to sleeping rooms.
