Now pay your monthly assessment with the new CINC System. Community Management Services (CMS) is transitioning to a partnership with CINC Systems, LLC to provide payment processing, banking, and web services to the communities they serve. The new system went live on June 1st. Detailed instructions for registering are shown at left. All late fees for the month of June will be waived during this transition period.
And remember, the HOA dues are increasing to $560 per month on July 1st.

Our Property Management provider, Community Management Services has partnered with CINC Systems, Inc. to provide a more efficient user interface. The portal will make it easier to pay your HOA assessment, check your account, download HOA documents, and submit an architectural request. There will also be a mobile app available for Apple and Android devices. The system should go live in June.
Report Maintenance Issues
During the current drought, we want to address any possible water waste as soon as it can be identified. So, please call CMS immediately if you notice a sprinkler leaking or one watering the pavement instead of the landscape or any puddles accumulating. Together we can keep our property looking good.
Along those same lines, we’d like you to report any urgent issues to CMS. Not just a sprinkler wasting water. If you see any lights are out, fallen tree branches, or any other issues that require immediate attention, call 408-559-1977 and follow the prompts to the On Call Manager. CMS has an On Call Manager on duty 24/7 and 365 days per year. If it’s a serious emergency and someone’s life is in danger call 911.
CMS Response to Shelter in Place Restrictions
Dear Homeowners,
As you know by now, six Bay Area Counties including Santa Clara, San Mateo, Alameda, San Francisco, Contra Costa and Marin announce "shelter in place restrictions" beginning at midnight, March 17th through May 31st.
Community Management Services (CMS) does not qualify to operate as an essential business per the mandate. Therefore, CMS offices will be closed during this time.
However, we will have some services available:
HOA emergencies which include matters that threaten life safety or property. Emergency calls to 408-559-1977 will be handled by an On-Call Manager.
Paper statements will not be sent. This does not relieve you of your obligation to pay your HOA dues on-time. Please continue to pay by sending your check to Heritage Bank at PO Box 11036, San Jose, CA 95103 (include your account number and property address on the check) or online at https://www.heritagebankofcommerace.bank/Homeowner-Association-Service.aspx or www.communitymanagement.com. If you would like to look p your balance, you can log-in to your account at www.communitymanagement.com.
Managers will be monitoring emails/voicemails from home and will respond as best as they can.
While these are certainly challenging times, CMS is committed to providing support and response to all of our clients. We wish all well and toghether we will get through this.

Homeowner Association Dues
During the shelter in place, invoices for HOA dues may be emailed out, and not sent via USPS. Homeowners may submit their HOA dues by mail to:
Heritage Bank of Commerce HOA, Remittance Processing, PO Box 11036, San Jose, CA 95103
Please make note of your HOA account number on the bottom portion of the check. Alternatively, homeowners are encouraged to sign up for autopay.

What do your HOA dues cover?
What is covered by the HOA or owner monthly assessments? The Cherrywood Board works hard to keep assessments low, while keeping up with the rising costs of the Bay Area. Some of the budgeted operating expenses include, but are not limited to, maintenance, landscaping, insurance, repairs, utilities, janitorial, management, reserve contribution, pool and spa service, pest control, and annual tree maintenance.

Electronic Receipt of Documents
In an effort to reduce costs, the Association would like to offer all owners and residents electronic delivery of your HOA documents. Documents that are required by law to be mailed will continue to be mailed. In order to stop participation in the electronic document program, you must email or contact cs@communitymanagement.com or call 408-559-1977. The consent will remain in effect until such time as it is revoked in writing.
