Upcoming Meetings

The next regular meeting of the Board is scheduled for Tuesday, August 13, 2024, at 7:00 p.m. via Zoom. 

The Board will meet following Santa Clara County Guidelines. All homeowners are welcome and encouraged to attend. A Zoom link will be provided.

June 2024

PG&E will be performing inspections of their electrical equipment to help reduce risks and keep our communities safe. They will be in our area using a drone to inspect electric poles and equipment. These safety inspections will take place during the last two weeks of June.

Now pay your monthly assessment with the new CINC System. Community Management Services (CMS) is transitioning to a partnership with CINC Systems, LLC to provide payment processing, banking, and web services to the communities they serve. The new system went live on June 1st. Detailed instructions for registering are shown at left. All late fees for the month of June will be waived during this transition period.

And remember, the HOA dues are increasing to $560 per month on July 1st.

TREE WORK 

April 8th- 19th

Work Hours: 8am to 3pm

 

April 8th- 19th from 8 am to 3 pm, Commercial Tree will be trimming selected trees throughout the complex. For your safety, we ask that you keep clear of the crew and their tree trimming equipment.  Please pay attention to “No parking” signs during the project as they move about performing their work. It is recommended that you keep your pets inside and close your windows since the work will be quite noisy. 

Sewer Cleanout Inspections
Friday, February 23, 2024

Consolidated Plumbing will be performing exterior site inspections for sewer cleanouts and will need access into your patios or yards between the hours of 8:30 a.m. and 5:00 p.m. You do not need to be home as long as the gate is left unlocked and all pets, children, and valuables are removed from the patio area. Consolidated Plumbing may need to pull back rugs, tables, ro artificial turf to expose manholes or cleanouts. They will be as diligent as possible during the inspection, but we will not be responsible for any items left in the path of the inspector. If you have any questions, please call 408-978-3093.

2023 Annual Membership Meeting

The Annual Meeting scheduled for Thursday, November 16 was officially canceled. It has been rescheduled for Thursday, November 30th at 6 pm. The meeting will be in-person in the Clubhouse and broadcast via Zoom.

November 2023

Halloween is over. Please throw away any pumpkins or carved jack-o-lanterns you have on your doorstep or patio. They are attracting insects and rodents.

We hate to repeat ourselves, but people need to SLOW DOWN when they drive through our complex's streets. Most of you are, but we have noticed two cars who continue to scare us as they drive through. Please, lift your foot from the accelerator before you accidentally hit something or someone.

You know you may want to decorate your unit for the holidays, but you need to know that the use of nails to put up lights on the outside or along the railings is not allowed. It has been suggested that you can use Command hooks (or a similar product) since they are removeable and do not damage the walls or woodwork.

Gutter Cleaning (October 2023)

During the week of October 30 to November 4 (depending on weather conditions), Commercial Gutter Cleaning will be on site to clean debris from the gutters, downspouts, and roofs.

For your safety, Commercial Gutter asks that everyone keep clear of their crew while the work is being don as debris may fall on the ground, walkways, patios, driveways, fences, balconies, decks, and other outdoor areas.

Prior to the cleaning, please close your windows and remove or cover all furniture, pets, cars, clothing, etc. in these areas. Access to patios is necessary to perform the cleaning in most cases. If patios are not accessible, the tenant/homeowner will be responsible for any debris that spills over to their area, unless prior arrangements have been made with their company.

Discontinuation of Paper Copy Newsletters (June 2023)

The June Cherrywood HOA Newsletter is the last hardcopy issue to be delivered personally. Hereafter, newsletters will continue to be available via email, or hardcopies can be picked up inside the south entrance to the Clubhouse. If you need an access code for the Clubhouse, please contact our property manager, Dan Pizano. If you would like to receive the newsletter via a specific email address, send your request to cherrywood.snyvl@gmail.com

2023/24 Dues Increase (June 2023)

Don't forget that starting July 1st, the HOA monthly assessment goes up by 3% to $540. If you have your dues set for automatic payment, you will need to reset the monthly amount.

The summer BBQ season is upon us. Please remember that any BBQ-ing must be done in the patio area of your unit. California Fire Codes do not permit charcoal, open flames, or propane burners on wooden balconies. The CC&Rs also do not permit BBQs in the driveways or garage areas.

The 2023/24 Budget (May 2023)

The Cherrywood HOA Board of Directors has approved a 3% increase to the monthly assessment thereby raising the monthly fee to $540 effective July 1, 2023. Higher than average inflation has led to increases for earthquake insurance, property management fees, as well as the operating expenses including utilities, maintenance, and general repairs. A more thorough explanation for the monthly assessment increase will be included with the annual budget when it is distributed to the membership.

An unexpected cost that will affect many HOA budgets is SB326 - a civil code requirement stating that a statistically significant sampler of exterior elevated elements (e.g., balconies) must be inspected, sufficient to ensure 95% confidence that the results from the sample are representative of the entire structure, with a margin of error no larger than plus or minus 5%.

CMA Consulting, our inspection contractor, selected eight Cherrywood condos and their front and rear balconies were inspected. The full report and presentation will be presented in the near future. In addition to paying for the inspection and report, we will need to fund termite eradication and corrective repair from termite and water damage.

Newsletter Paper Copies (February 2023)

In an effort to make our monthly newsletter as eco-friendly as possible we are asking those of you who are satisfied with electronic newsletters to opt out of paper copies. Please send an email with your unit address to cherrywood.snyvl@gmail.com if you wish to opt out of the paper newsletter.

If we do not hear from you then we willo automatically continue to distribute a paper copy to your address. Naturally you can add a different email address or whatever technique you prefer to use for the opt out.

January 2023

If your gutters are overflowing in this rain, you should call CMS. Cherrywood has a warranty with the company that cleans them out. They will return to clear any blockages if we let them know about it.

Dryer Vent Cleaning (February 2023)

Dryer vents should be cleaned on a regular basis to avoid fires. Proper care will your dryer working safely and efficiently. Signs that your dryer vent needs cleaning include, but are not limited to, a significant increase in your drying time, condensation in the dryer, and/or lots of lint collecting inside the vent.

Chimney Safe will be servicing all the dryer ducts in the complex. This service is not optional. It's a safety issue so it must be done.

Chimney Safe will be scheduling the duct cleaning in February 2023. Chimney Safe will post a notice at each unit with the date, day, and time of the service appointment 2 weeks prior to the first day of the project. Please keep your appointment and make sure to allow the cleaning crew access to your laundry area. They will be sweeping the duct from the exterior vent to the laundry room vent. If the resident does not allow access, there will be a need to reschedule and you, the owner, will be billed for the return visit. Owners need to make sure that tenants comply.

A Charitable Opportunity (December 2022)

An opportunity to support City Team homeless shelters is right here within our own HOA. The non-profit Creative Learning Foundation is sponsoring "Small Items, Big Deal". Its goal is to collect, assemble and donate 100 personal care packs. They are currently collecting travel-sized personal care products, like those offered by hotels, which will be assembled by volunteers into individual packs. Donated items must be new and never opened before. You can drop them off in the box left in the stairwell to the garage at 657 West Garland Terrace. You have until December 17th to contribute.

Tree Hazards (November 2022)

The work on the trees in and around our complex is currently scheduled for November 10,11, 14, 15 and 16. For the safety of all, we ask that everyone please give the crews working up in and around the trees a wide berth.

Gutters

The annual gutter cleaning has been scheduled for November 28th through December 4th. Watch for a flyer to be distributed by the company doing the work.

On another matter regarding trees

The HOA Rules and Regulations state "Trees shall not be planted in patios due to potential root and growth problems." Over time, our property has been experiencing more underground damage plumbing issues due to tree roots. We are asking that homeowners who have trees planted inside their patio areas to please cut them down and remove any trees, including their roots, growing in your patio soil to stop additional damage to our underground pipes. If you really want a tree on your patio, we suggest you plant it in a nice pot.

Trash Issues

Got extra garbage? You can place extra garbage bag(s) out next to your trash can on collection day, but they must have an Extra Garbage Tag attached to them or they won’t be collected. These tags cost $6 each and are sold at supermarkets, City Hall Annex, Community Center, and the SMaRT Station. Go to Sunnyvale.ca.gov and search "Extra Garbage" to find locations to purchase them or call 408- 565-9900. 

Got more trash than will fit in an occasional trash bag? On call collection of up to two bulky items or up to 2 cubic yards of extra trash can be arranged. Maximum two appointments per year. To make an appointment, go to Sunnyvale.ca.gov and search Extra Garbage or call 408-730-7400. 

Sunnyvale also has an app that allows you to view your garbage and recycling schedule, report problems, schedule bulky item pick-ups, receive collections reminders and more. Search for "Sunnyvale Recycles Right" in the iPhone App Store or Google Play.

Annual Meeting of Homeowners

The Annual Meeting of the Homeowners is scheduled for Thursday, November 17, 2022. This will be an in-person meeting in the Clubhouse at 6:30 p.m. The State of the Association will be presented along with projects planned for the next year, and the results of the Board election announced.

Termite Tenting & Fumigations

This year (2022), the Board will resume scheduling termite tenting and fumigation of at least three buildings per year. All the units in a building must be vacant for three (3) days during the fumigation process. If any residents are unable to arrange accommodation during the scheduled period, then the entire building will have to be rescheduled for fumigation and the residents of the next building on the schedule will be asked to take its place. All the buildings will need to be inspected for termite infestation before we can draw up the fumigation schedule.

2022/2023 Budget Approved (May 2022 Board Meeting)

The Cherrywood HOA budget for the next fiscal year has been approved, and the monthly assessment fee will increase to $525 per month starting July 1, 2022. This 5% increase is below the 8% cost of living increase our nation is currently experiencing. The Board of Directors is taking a prudent position by building up our reserves to be better able to pay for the recently mandated balcony deck inspections, and the increased costs of paying the routine bills. We have no idea how much repairs to non-passing decks will be, and we would like to avoid levying a special assessment fee to pay for those repairs. Nevertheless, you can do your part to ensure that your balcony deck is not deteriorating.

April 2022

We cannot successfully complete the roofing project until all the homeowner's Affidavits of Smoke and Carbon Monoxide Alarms have been turned in. Four Seasons Roofing will soon post an Affidavit on the garage door of each unit that has not yet submitted one. Please help us wrap this up as soon as possible. These forms are required by California law

According to the Santa Clara County Vector Control District, "roof rats, Norway rats, mice and other rodents constitute an ongoing problem to residents in Santa Clara County." You can arrange a free rodent inspection by submitting a service request at the vector.sccgov.org website or by calling (408) 918-4770 or by emailing vectorinfo@cep.sccgov.org. They will not come onsite to remove dead vermin.

The door between the jacuzzi and the pool does not close completely on its own. Please be sure to pull it closed behind you and make sure that it can't easily be pulled open.

Back during the early days of the pandemic, the Specialty Solid Waste & Recycling department suspended the requirement that a prepaid Extra Garbage Tag be attached to any of the extra garbage bag(s) you placed out next to your trash can on collection day. That suspension has been rescinded, and you will once again need to attach one of these tags to each of your extra trash bag(s) going forward. These tags are sold at supermarkets, City Hall Annex, Community Center and the SMaRT Station. Property Management wants to remind everyone that their trash and recycling cans need to be moved back inside their garage by Friday morning. If you no longer want your cans, please do not abandon them in the common area. Please call the City (408-565-9900) and arrange to have them picked up.

Helpful Household Hack

Rats and mice can be a terrible problem around here. The HOA does what it can to minimize the population with bait traps strategically placed throughout the complex. Even so, the rats still seem to find ways into our garages and homes.

Want to share home movies without using Facebook? Do you find sending them via email a hassle that doesn't always work? There's a fast, easy, and free way for you to share them with y our friends and family.

On YouTube there are two options for sharing: Private and Unlisted. Private videos can only be viewed by those with whom you share a link. You can simply upload your videos and home movies, then shoot your friends the link.

Unlisted means anyone could technically watch the video, but it won't come up in search results or ono your channel page.
