Re-Roofing Project 2021-22

This project is complete and all permits and certificates
have been obtained. (February 2023)

We cannot successfully complete the roofing project until all the homeowner's Affidavits of Smoke and Carbon Monoxide Alarms have been turned in. We are STILL missing a few. These forms are required by California law. If yo need a blank form or are unsure if yours is one of the missing, you can check with Dan Pizano.

February 2022

With the completion of the re-roofing project, the homeowners will need to complete a smoke detector affidavit and return it to Four Seasons. There are three highlighted areas on the enclosed form that need to be completed by the owners. You can then either scan and email it back to Four Seasons' service department at er.fourseasons@att.net or mail it to:

The entry/exit gates to our community have been open all day (9am to 5pm) for many months now to accommodate the roofing company and the work they've been doing around the complex. The gates will now be closed, and you will need to have your opener or key code to gain access going forward.

January 2022

Four Seasons Roofing is just finishing the clubhouse and guardhouse. That will be the completion of the roofing project. After that they will be conducting a final walk through of the complex checking for any touch up work needed. If homeowners have noticed any issues or damage to roof areas, balconies, or gutters, please contact property management immediately.

With the completion of this project, the City of Sunnyvale requires that all owners sign an affidavit assuring that they have a working carbon monoxide and smoke detector in their unit. Every unit will receive one of these smoke/carbon dioxide affidavits that you will need to sign and return to management.

November 2021

The Project Manager reports they have completed through Building 21 and recently started on Building 22. They are working around the weather. They are targeting to get Building 23 and 24 done before the Thanksgiving holiday. They will pick up after the holiday with Buildings 25 and 26. If the weather cooperates, they expect to finish up with the clubhouse and guard shack starting on December 6. 

If a homeowner notices anything they think is odd, or any issue regarding the new roofs that may need attention, please contact property management immediately. That way we can get the issue addressed by the contractor while they are still here on the property.

Revised Roofing Schedule

This is the most up-to-date for the work being done. It is current as of September 21, 2021.

The Project Manager reports they are on schedule. They have started work on the last of the large complex perimeter buildings and will be moving on to the smaller interior buildings next. (Oct. 2021)

Building 11 is finished and Building 12 is 90% completed. The roofing of Building 13 is in progress and Building 14 is scheduled to start next. Property management will ask the roofer to provide an updated schedule of work yet to be completed.

Re-Roofing Schedule

A copy of the re-roofing schedule is shown at left. The roofing company will also post a notice on each garage door prior to the start of each building's re-roofing.

Please Read the Following Information from Four Seasons Roofing Carefully

The work on your building will take approximately 8-10 work days*.
Work hours are between 8:00 a.m. to 5:00 p.m.

Parking

In line with the roofer's notice "move cars from garages prior to  8:00 a.m. as the driveway will be blocked during removal of old roof systems and during the loading of materials;" during this time residents may park in visitor parking beginning at 7:00 a.m. until the new roofing materials are loaded onto your building's roof. At all other times HOA parking rules remain in effect.

People have asked why the gates have been left open during the day. This is for the convenience of the many contractors who are coming and going and delivery of supplies during the roofing project. This will remain the policy until the work is completed sometime in November.

Please be mindful of debris and nails that can accidentally be left scattered on the ground by the work being done overhead. The workers try to clean up the area before they leave but keep an eye out for missed debris. This simple gesture may prevent potential issues with your vehicle tires.
