LIST OF DOCUMENTARY REQUIREMENTS

SINGLE WITH FILIPINO CITIZENSHIP

  • * 2 different photocopy of any Government ID with signature (Husband and Wife if married)
  • * 2 Different Proofs of Billing (Original) [Meralco Bill, Water Bill, PLDT Bill, Credit Card Bill,Letter Envelop with seal]
  • (If Billing not registered under the name of Buyer, attached Certification of Proof of Billing)
  • * Marriage Certificate (if Married)TIN ID

MARRIED WITH FILIPINO CITIZENSHIP

  • Two (2) Valid Government IDs of husband and wife (Brgy. Clearance is acceptable in absence of one Gov’t ID)
  • Tax Identification Number of husband and wife or Duly filled-up BIR Form 1904, in absence of TIN
  • Marriage Certificate
  • Two (2) original latest proof of billing with same address, no need to be under buyer’s name. If not under buyer’s name, provide a copy of Certificate of Residency (Brgy. Clearance with stated address is acceptable in absence of one billing. Make sure that the address stated is same with the proof of billing provided)

WIDOW/WIDOWER WITH FILIPINO CITIZENSHIP

  • Two (2) Valid Government IDs (Brgy. Clearance is acceptable in absence of one Gov’t ID)
  • Tax Identification Number or Duly filled-up BIR Form 1904, in absence of TIN
  • Marriage Contract
  • Death Certificate of Spouse
  • Two (2) original latest proof of billing with same address, no need to be under buyer’s name. If not under buyer’s name, provide a copy of Certificate of Residency (Brgy. Clearance with stated address is acceptable in absence of one billing Make sure that the address stated is same with the proof of billing provided)

MINOR WITH FILIPINO CITIZENSHIP

  • Notarized Affidavit of Guardianship
  • Two (2) Valid Government IDs of Guardian (Brgy. Clearance is acceptable in absence of one Gov’t ID)
  • Marriage Certificate/Birth Certificate of Guardian (whichever is applicable)
  • Tax Identification Number of Guardian or Duly filled-up BIR Form 1904, in absence of TIN
  • Birth Certificate of Minor
  • Two (2) original latest proof of billing with same address, no need to be under buyer’s name. If not under buyer’s name, provide a copy of Certificate of Residency (Brgy. Clearance with stated address is acceptable in absence of one billing. Make sure that the address stated is same with the proof of billing provided)

WITH ATTORNEY-IN-FACT

  • Special Power of Attorney
  • Two (2) Valid Government IDs of Attorney-in-Fact (Brgy. Clearance is acceptable in absence of one Gov’t ID)
  • Two (2) Valid Government IDs of buyer/s (Brgy. Clearance is acceptable in absence of one Gov’t ID)
  • Birth Certificate/Marriage Contract of buyer/s
  • Tax Identification Number of Attorney-in-fact or Duly filled-up BIR Form 1904, in absence of TIN
  • Tax Identification Number of buyer/s or Duly filled-up BIR Form 1904, in absence of TIN
  • Two (2) original latest proof of billing with same address, no need to be under buyer’s name. If not under buyer’s name, provide a copy of Certificate of Residency (Brgy. Clearance with stated address is acceptable in absence of one billing. Make sure that the address stated is same with the proof of billing provided)

FILIPINO CITIZEN MARRIED TO A FOREIGNER

  • Passport and one (1) valid ID of husband and wife
  • Tax Identification Number of Filipino buyer or Duly filled-up BIR Form 1904, in absence of TIN
  • Marriage Certificate
  • Waiver of Conjugal Rights
  • Two (2) original latest proof of billing with same address, no need to be under buyer’s name. If not under buyer’s name, provide a copy of Certificate of Residency (Brgy. Clearance with stated address is acceptable in absence of one billing. Make sure that the address stated is same with the proof of billing provided)

FORMERLY FILIPINO CITIZEN

  • Passport and one (1) valid ID of husband and wife (if married)
  • Tax Identification Number of Filipino buyer/s or Duly filled-up BIR Form 1904, in absence of TIN
  • Marriage Certificate / Birth Certificate
  • Declaration of Citizenship
  • Sworn Statement in accordance to Batas Pambansa Blg. 185
  • Two (2) original latest proof of billing with same address, no need to be under buyer’s name. If not under buyer’s name, provide a copy of Certificate of Residency (Brgy. Clearance with stated address is acceptable in absence of one billing. Make sure that the address stated is same with the proof of billing provided)

DUAL CITIZEN

  • Passport and one (1) valid ID of husband and wife (if married)
  • Tax Identification Number of Filipino buyer/s or Duly filled-up BIR Form 1904, in absence of TIN
  • Marriage Certificate / Birth Certificate
  • Declaration of Citizenship
  • Two (2) original latest proof of billing with same address, no need to be under buyer’s name. If not under buyer’s name, provide a copy of Certificate of Residency (Brgy. Clearance with stated address is acceptable in absence of one billing. Make sure that the address stated is same with the proof of billing provided)

OTHER LEGAL REQUIREMENTS FOR BUYERS:

  • Upon Option Payment:
  • Duly filled-up Buyers Information Sheet
  • 3 copies of Reservation Application
  • Upon Full Downpayment
  • 5 copies of signed Contract to Sell (signature at the left side of front page and at the back page)
  • 5 copies of signed Deed Restrictions (signature at the left side of front page and at the back page)
  • 5 copies of signed Addendum (different format for 20% DP and 90% DP)
