Requirements

In the tenant - landlord relationship we consider ourselves service providers. We aim to provide excellent customer service by trying to make you feel welcome, treating you with respect and responding to your requests and queries promptly and reasonably. We have found that following these steps in commencing a tenancy works best:

  1. Please call us to make an appointment. We would appreciate it if you could tell us where you have seen our ad so that we know how our ads perform. We are generally available outside regular business hours, specifically between 5:30 pm and 7:30 pm or in the weekend mornings. Please find directions from the map (it is far easier if you visualize it), then call us before you come to ensure you have everything right and we'll make sure you know how to get here. If you prefer, you may also complete a request for an appointment, though it is best to simply call us.

  2. Prior to signing a lease, we will ask you to kindly complete an application (single sample PDF, multiple applicants PDF). If you wish, we can email it to you or fax it in advance. We will check references - we prefer references from previous landlords. There is a minimum $50 deposit with an application and each adult who will be renting must complete one; you will receive a receipt for your deposit. If the application is approved, the application deposit is counted against first and last, meaning it will be deducted from the amount payable. If the application is rejected, the deposit is fully refunded, unless there has been a misrepresentation of facts; withdrawing the application forfeits the deposit. We will also need to check valid photo ID in order to ensure that the person named in the application actually is the applicant.

  3. Once the application is approved, we will sign a lease agreement (sample), you will pay the last month's rent (deposit) and will receive a copy of the lease agreement as well as a list of your rights an obligations, as mandated by law, which you can peruse at any time (PDF). You may pay first month's rent when you move in. At that time we will also go through an apartment checklist detailing the state of the apartment. We will go through a similar exercise when you will be moving out.

  4. You will get a key of your apartment and the code of the push button lock at the door.

  5. You will get to choose a laundry day when you will do your laundry; it can be during the week-end.

  6. We have allergies and as such we expect you not to smoke or permit your guests to smoke inside the house.
