Can the rent be lower?

We generally try to charge a low rent as we find that helps in finding and keeping the best tenants.

One way to make the rent lower than advertised is to pay part of the utilities via cost apportioning. You could then pay a much smaller base rent plus part of the utilities. This usually works out to a lower total payment thus saving you substantial money, but you will lose the predictability of knowing exactly what your costs will be ahead of time. You might find the following spreadsheet with our previous year costs helpful in deciding.

You may also obtain a rent discount by doing some chores around the house - please inquire with the landlord.
