Renting
Things to keep in mind:
This is an HOA, not an apartment. Service for in-unit issues is primarily taken care of through you, the owner, or any property management company you may have hired.
Renters can not contact Seabreeze directly and request must be submitted by owner of the unit.
You are responsible/liable for your tenants. The HOA Board will provide feedback to you if tenants are violating CC&R rules. You are liable for any damages and fines that may occur with tenants, so it's important in your rental agreement to include the ability to pass on fines that they may incur that the HOA issues to you as the unit owner.
Property management companies are not supported by SeaBreeze or the HOA. While we require your property management company agreement on file, you will need to directly contact SeaBreeze for any requests. Requests from property management companies will not be honored.
The HOA Board reserves the right to nullify your rental contract if there are CC&R violations. We will not put the community at risk if your tenant cannot follow the rules.
Stay on top of lease renewals - if you have a property management company, they need to stay on top of the lease renewal. Whenever a tenant loses access, it's probably because their key had an expiration date, meaning you need a new signed contract sent into SeaBreeze prior to this happening. Set your calendars. Don't be late. If a tenant is unable to get access, once a new contract is signed and sent to SeaBreeze, they will re-add the key to the existing tenant, and they should have building access restored. Note that the key removal and regeneration will mean their code is reset.

Doesn't damage the property during the move in/out process (and reports any damages done) / --> / damages the elevators, hallways, doors costing the HOA $
Knows where to throw away their trash (chutes or downstairs) / --> / Dumps trash in the on-floor trash room, dumps large items in the trash rooms downstairs
Doesn't let their dog pee on the property, cleans up after their poop, cleans up after accidents in the hallways / --> / Leaves dog pee on the carpets, poop on the property
Ensures their washer/dryer pans are hooked up and aren't cracked / --> / Neglects any repairs needed and floods the unit downstairs
Is respectful of their neighbors / --> / Is belligerent and argumentative with neighbors, Board members, on-site staff
How to Rent Out Your Unit (Owners)
Contact Seabreeze to get started, and they will provide you the needed forms.
Renters and property managers should not contact Seabreeze directly, request must be submitted by owner of the unit.
Owners should read the CC&Rs:
7.3 Rental of Residential Units. An Owner shall be entitled to rent his or her Condominium subject to the restrictions contained in this Declaration and any contractual agreement between Declarant and each original Owner for such Owner's Residential Unit.
Any rental or lease agreement shall be in writing shall be for a minimum of six (6) months shall provide that the lease is subject to the Governing Documents and shall provide that any failure to comply with any provisions of the Governing Documents, shall be a default under the terms of the rental or lease agreement.
A copy of this Declaration shall be made available to each tenant by the Owner so renting. A copy of the rental or lease agreement shall be provided to the Association.
The Owners shall, at all times, be responsible for their tenant's or lessee's compliance with all of the provisions of this Declaration pursuant to the occupancy and use of the Condominium.
A lessee shall have no obligation to the Association to pay assessments imposed by the Association nor shall any lessee have any voting rights in the Association. No Owner may lease such Owner's Condominium for hotel, motel or transient purposes.
Any lease pursuant to which the lessor provides any services normally associated with a hotel shall be deemed to be for transient or hotel purposes.
All Owners who rent their Condominiums shall submit names and contact numbers for their tenants to the management company for the Community.
