Transition Update

Dear Plant 51 Owners,


After conducting a rigorous search and interview process, the HOA Board has voted in favor of transitioning property management services from Seabreeze to Action Property Management to meet the evolving needs of our community and resolve some significant issues that both residents and The Board have faced. During this transition, Seabreeze is working closely with both Action and the HOA Board to ensure an orderly passing of the baton and business continuity. Customer service, financials, and billing will remain with Seabreeze through Tuesday, August 31, with Action Property Management taking over on Wednesday, September 1.

FAQs

What if I don't submit my assessment for September in time? 

The HOA Board will pause any late fees for the first 90 days of the transition (the September October and November billing cycles) and Action will work closely with the Board on any payment glitches and automatic payments not processed successfully as part of this transition.

 

Will my auto-pay cancel automatically with Seabreeze?


Why is my assessment dollar amount slightly different?

There is a new budget for Fiscal Year 2026-2027, and dues are adjusted accordingly, you may see a slight decrease that reflects the new budget as detailed in your disclosure packets.

 

Where should I call if I have a maintenance emergency?

Continue to call Seabreeze until August 31, and you should call Action starting September 1

 

Will this change or increase our HOA dues as a result of this transition?

There will be no additional raises on dues associated with this transition, the new property management company will be matching the current Seabreeze rate. Please refer to your annual disclosure packets to understand our budget.

 

What happens to any of my existing submissions (maintenance requests, architectural requests, reimbursements, etc)

The Action Property Management transition team will be transitioning the financial and work orders that are outstanding. Plant 51 HOA Board members do monitor work orders and will provide advance copies to Action in case Seabreeze doesn’t pass the information. In a situation in which that work orders are still missed, you will have an opportunity to resubmit in Action’s platform.

 

Will this change affect my building or unit access?

No, for building access, Door/Latch is managed as a joint function between the property manager and the Plant 51 HOA Board, and access will continue as it does today through this transition. Your unit keys will remain as they are as well.

 

Will anything change related to my package locker?

No, Amazon Packages will continue to be delivered as they do today, and Seabreeze will pass off management of this over to Action as part of the transition. 

 

I have a property management company managing my rental unit, what do they need to do?

If as a homeowner you are requesting the Property Manager be their representative, you need to update Action’s resident portal with the property management contact information. Per the CC&Rs, owners are ultimately responsible for the unit and their tenant, and owners must provide their own contact information regardless of whether they have a property management company.

 

Will tenants be able to use this system?

Tenants are part of our community and will need information, to that end, they will have limited access to the system to submit common area work orders and look at community news, and receive association notices, letters, etc. They will not have any access to financials. Homeowners must add the tenant information in. Without this information, Action will not be authorized to speak to the individual calling.
