Dog Owner Guidelines
The area in and immediately around P51 is off limits for dog “exercise.” Cahill Park is dog-friendly.
Urination on the sides of the P51 building damages the structure and foundations (inside or outside) and is not allowed.
Dogs should be on leashes at all times when outside their homes (city law as well as P51 CC&Rs).
The owner of any dog that has an accident is responsible for clean-up and/or costs.
Dogs must be kept in the units and are not to be confined in unit patios or on balconies.
If your dog has a tendency to bark, especially when you are gone, check with your neighbors (above, below, and on each side) to make sure the noise is not disturbing to others.
If your neighbor’s dog is a concern (noise, accidents, etc.)…
Speak to the neighbor or leave a note on the door about about the problem.

Cat Owner Guidelines
Do not dump kitty litter in recycling (no matter what kind of litter). It should be wrapped or bagged and put in the trash. (Kitty litter is a biohazard and can contain parasites; even if the litter itself is biodegradable, the contents of a used litterbox are not).
Protect your cat by keeping it indoors. If you have a cat that likes to go outside, keep it under your control with a kitty leash.
If a spill happens, act promptly...
Clean up any urine that's still wet. If the urine dries, it stains the carpet and increases bacteria growth.
Absorb as much of the liquid as possible: Use absorbent towels or lots of paper towels or a thick layer of paper towels covered with a thick layer of newspapers) over the wet area of the carpet. Next, walk on the towels so that they absorb as much of the wet stain as possible. In the case of pet urine, this also reduces the smell.

Seabreeze (Renters can not contact Seabreeze directly and request must be submitted by owner of the unit.) to let them know there is a spot that needs attending to. Be specific about its location (building, floor, near what units). This way, they will be able to determine any further action to be taken to clean up the area; he will also be able to direct carpet cleaning staff to pay special attention to the area when the hallway is due to be cleaned.
Neighbors: As a courtesy, put notes at the end of each hall by exit doors letting neighbors know that a clean-up of the soiled area is in the works.
For pet stains: neutralize the urine odor
Use a vinegar cleaning solution consisting of one part white vinegar to one part water. Vinegar neutralizes the ammonia smell of urine without fading carpet fibers, making it a good choice for cleaning and protecting your carpet.
Slowly pour the solution on the stained area of the carpet. The solution needs to reach the lower fibers in the carpet to completely neutralize the area. After allowing the carpet to absorb the solution for 10 minutes, use a layer of paper towels to soak up the liquid.
Once the carpet is almost dry — which could be several hours later — sprinkle a little baking soda on the area to absorb the odor. Allow the baking soda to settle into the carpet fibers for about 15 minutes, then vacuum the area. This should remove pet urine odor from the carpet.
Or: The market is filled with commercial pet stain removers, deodorizers and air fresheners. Turn to these products if using vinegar and baking soda fails to remove the urine smell from your home.
For stains that have already set…
Consider renting an extractor or wet vac to remove all traces of heavy stains in carpeting (get one from a local hardware store). This machine works much like a vacuum cleaner and is efficient and economical. Extracting/wet vac machines do the best job of forcing clean water through your carpet and then forcing the dirty water back out. When you use these machines or cleaners, carefully follow the instructions. Don't use any chemicals with these machines; they work much better with plain water.
Use a high-quality pet odor neutralizer once the area is really clean (available at pet supply stores). Be sure to read and follow the cleaner's directions for use, including testing the cleaner on a small, hidden portion of fabric first to be sure it doesn't stain.
Avoid using steam cleaners to clean urine odors from carpet or upholstery. The heat will permanently set the stain and the odor by bonding the protein into any man-made fibers.
