Roles and Expectations
Sellers
You are required by the HOA per our CC&R to notify the HOA via Seabreeze (the property management company) of any unit sales and moves.
We expect you to be thorough in your disclosure forms (water leaks, plumbing issues, etc) and Seabreeze can research any past events.
Selling agents
We expect you to ensure the entry doors are not propped open.
Lock boxes can only be used on the unit doors and cannot be hung anywhere else on the property (e.g. main gate, fences, garage spots), or they will be cut off and disposed.
Temporary code access to the premise can be issued by sellers via Latch as a guest. These MUST be time bound to expire within 30 days or the owner's account may be suspended.
While optional, units that have sold faster and at higher values when staging is utilized. If you use a stager your owner is responsible for any property damages from furniture moves.
Buying agents
Contact the selling agent for access into the building.

Moving
Q: Where can I find more information about moving in/out?

Owners can contact Seabreeze for the forms that will outline the steps needed (note these requests cannot come from agents).
Pets
Q: What are your pet policies?
We have no weight limit or breed restrictions.
Pets are not allowed to pee anywhere in the building except in the dog run area.
Utilities
Q: Is there any gas in the unit?
No, this building does not have in-unit gas, all stovetops are electric.
There are gas lines that go to the building water boilers, the fire pits, and the BBQs.
