Sellers
You are required by the HOA per our CC&R to notify the HOA via Action (the property management company) of your unit sale and move.
We expect you to be thorough in your disclosure forms (water leaks, plumbing issues, etc) and Action can research any past events.
Necessary documents can be found on the Resident Portal, official copies needed for sale can be obtained through https://actionlife.condocerts.com/resale
Selling agents
We expect you to ensure the common area doors are not propped open from a tailgating policy perspective, typically agents may tag team and have a greeter or meet the prospects at the main gate and walk them to the unit.
Lockboxes can only be used on the unit doors and cannot be hung anywhere else on the property (e.g. main gate, fences, garage spots), or they will be cut off and disposed.
Temporary code access to the premise can be issued by sellers via Latch as a guest. These should be time bound to expire, as the individual sharing codes is liable.
While optional, units that have sold faster and at higher values when staging is utilized. If you use a stager your owner is responsible for any property damages from furniture moves.
