Managers are required to compile an auction paperwork packet for each unit being auctioned. All items shown below must be included, and they should be in a single PDF file.
The items below are required for submission:
Valid Lease
If the manager needs to pull a Missing Lease Letter or Management Change/Welcome Letter that was previously sent to the tenant, see instructions on Simple Certified Mail page.
If they're absolutely unable to locate the letter in Simple Certified but you know that the letter was also Emailed, reach out to your RD for help getting the emailed letter.
Notice of Claim / Notice of Foreclosure Letter / Preliminary Lien Notice (any and all Lien Notices, depending on your state)
RPost Receipts if the letter was emailed (this is the preferred proof)
Simple Certified Certificate of Mailing if we don't have a valid RPost Receipt
Insurance Cancellation Letter (if applicable)
RPost Receipts if the letter was emailed (this is the preferred proof)
Simple Certified Certificate of Mailing if we don't have a valid RPost Receipt
Unit Pictures (the pictures with the Unit Number shown in them)
Newspaper Ad(s) + Affidavit from the Newspaper Office
This needs to be the newspaper clipping showing the date of publication, not just a draft proof of the ad - unless otherwise instructed by your Regional Director
