Renovations

Unit owners must provide written permission in order to perform any structural changes, such as removing or creating walls load-bearing walls, building roof decks, and changing electricity lines or plumbing pipes. The owner must request permission in writing from The Trustees and Marston Beacon Hill, with a description of the work to be performed, permits (if needed) and insurance. This is imperative to maintain the integrity of the buildings and avoid inappropriate work. There is a $1000 fine for not going through a trustee review. Approval must be received before work begins.

The onus of legal compliance with deeds and other ownership documentation rests squarely on the owner. The Trustees do not claim any responsibility. The Trustee Board will respond to request for structural changes in writing, after a review with the management company. The owner is responsible for filing required construction permits & associated fees. The owner is also responsible for any fines incurred as a result of failure to obtain proper permits or through the inspection process.

Renovation trash must be removed by a contractor or other means. Construction trash may not be placed in the Primus trash area or on the street. The City of Boston will not pick up construction material left on the street. The owner will be responsible for any trash fines if debris is left on the street.

Please be considerate of neighbors and distribute communication notices to let them know of your planned work hours if there may be interruptions of service or excessive noise. If plumbing work requires water to be shut off please provide neighbors with at least 24 hours notice by posting a sign in the lobby of each building.

Any roof deck construction or renovation should be performed keeping in mind that the roofs do need to be replaced from time to time. The roof deck owner is responsible for any expenses involved in moving their deck when the roof is replaced.
