Renovations

Renovations of roof decks, plumbing, heating and structural walls must be approved by the trustees and all applicable permits must be obtained from the City of Boston.

Prior to commencing any construction work the owner must provide Marston Beacon Hill request@marstonbeaconhill.com with:

1. A $500 refundable check to cover any contractor related damage or cleanup.

2. A copy of your building permit.

3. An insurance certificate naming the Primus Avenue Condominium as an additional insured or certificate holder.

Prior to approval, and before work may begin; the following provisions must be acknowledged and complied with by the owner:

1. You will be responsible for your contractor’s daily activities.

2. The Phillips street door in 1 Primus is never to be propped opened unless the contractors are actively monitoring the door while removing or delivering supplies.

3. The common areas are to be left clean and dust free at the end of each day.

4. If your contractor does anything that causes the hallways to become dirty or dusty, he will be expected to remediate this condition before leaving the building.

5. If the common areas are damaged during your construction, the association will expect your contractor to promptly make any necessary repairs.

6. Work can be done only on weekdays between the hours of 8:00am and 5:00pm.

7. There will be no work on weekends or holidays.

8. No construction trash should be put in with the building’s domestic trash.

9. The building residents will need at least 48-hour notice of any interruptions to the utilities. Your contractor should post notices at 1 Primus (near mailboxes and Phillips Street door), 1A Primus (through the mail slot) , 7 Primus (on the exterior side of the inner front door), 2 Primus (through the mail slot), 82 Phillips Street (entry foyer)and 88 Phillips Street (through the mail slot).

Lastly, you or your contractor should post notes near the mailboxes in 1 or 7 Primus as applicable, when you approach a noisy or disruptive phase of the job just so your neighbors are aware of what is happening. We receive complaints typically during demolition and when floors are being redone due to dust, dirt, or smells of urethane.
