Courtyard / Common Areas

Our private outdoor space can be used by all Primus residents. You must clean up after using the common space within 24 hours. Anyone found in violation of this policy will receive a warning the first time and fined $100 for each subsequent occurrence.

To balance the interests of those using the courtyard and those residents who live in units facing the courtyard, the trustees have set hours for usage:

● Sunday - Thursday: Courtyard usage must finish at 10pm

● Friday & Saturday: Courtyard usage must finish at midnight

Sign-up Sheet

A sign-up sheet for reserving the courtyard, and to prevent double booking, is located on the table in the entryway of Building 1. Please use the sign-up sheet for a private party/cookout, etc.; it’s not necessary to use it for general use of the courtyard (i.e. grill use).

Gas Grill

After use, when the grill is cool, please remember to put the protective cover back on the grill to protect it from the elements.

If you change a propane tank, please leave the empty one by the basement door so that a trustee knows it needs to be refilled.

Noise in Courtyard and Beyond

Although it may not seem like a lot of noise, voices bounce off walls and carries far on Primus Avenue. This is exacerbated in the summer as residents often have their windows open. Please be mindful if you are talking / entertaining at night.

Furniture Cushions

Cushions for the outside chairs can be found in the oil tank room. The door has a combination lock. Ask your landlord or a trustee for the combination.

Please return the cushions when you have finished using them. Never leave out during inclement weather or overnight.

Noise

Aside from the courtyard, noise from within your unit can also be heard by your neighbors.

Units with windows opening onto air or light shafts should note that their sound echoes.

Please ensure to keep any TV or music volume within reasonable levels and be mindful if you

have your windows open and are talking / partying at night.

Rules

1 - Clean up any food after eating, so as not to attract rodents.

2 - Do not litter in any capacity on Primus Avenue or the courtyard. Please pick up all trash.

3 - Scrape off the grill after each use and wipe up any spills.

4 - If you find the grill propane tank empty take it to be exchanged per the policy described above. Any trustee can tell you how and where to get a tank exchanged.

5 - No drinking games or other disruptive behavior is allowed in the courtyard.

6 - Patio hours, as mentioned above, are Sunday through Thursday finish at 10PM, Friday and Saturday courtyard usage finish at midnight.

7 - All bikes must be stored in your unit. They are not allowed to be locked to the horse posts or anywhere else on Primus Avenue.
