The Research
The Research question from gemeente Zwartewaterland was:Â
Maak een actualisatie van de raming van de vraag naar bedrijventerrein op de lange termijn. Â
In English: Update the estimate of long-term demand for industrial estate. To come to an answer the research was split into three parts:
The demand analysis with a brief description of the development of employment per sector per 'kern' since 2000 based on the 'provinciale werkgelegenheidsregister'
The results of the estimates for the municipality of Zwartewaterland are then described
Finally, the identified demand is confronted with the available supply per 'kern'.Â
The managing director and me formed the research team. This research team looked at the numbers on the industrial estates (bedrijventerreinen) and calculated with them. The calculation of the need takes into account the transformation of (part of) the Tapijtwijk in Genemuiden, the restructuring of the Zwartewater industrial estate in Hasselt, vacant buildings, vacant lots and commercial properties for sale or rent /lots.
Conclusions
The conclusion to the client was:
Companies may establish themselves which meet the following requirements:
Establishment of employment arising from the 'kern'
Suitable employment opportunities in terms of the nature and scale of the 'kern'
For the 'kern' Genemuiden, this means that space can also be provided in the future for the carpet industry that uses a lot of space and for related companies. For the municipality of Zwartewaterland, this means that such a limit must be set based on the size of the plots issued in the last four years. That has not yet happened in this report.

were used. These numbers were set against the existing (free) spaces on the industrial estates. Allocation for the additional demand for land to companies will be made according to the three-step assessment:Â
Restructuring or relocation on vacant plots
Integration into open locations on existing industrial estatesÂ
Placement on a new industrial estate.
