Manufactured homes are an immediate disqualification. The purpose of this training is to explain why and how to identify manufactured homes.
Manufactured homes:
Also known as mobile homes or trailer homes, were built to HUD standards in a location other than where they are placed:
Constructed all in one or two pieces then shipped to the site where they will be permanently placed.
Crews usually place them on top of a raised foundation.
The problem with manufactured homes is that they are constructed to the design standards of the location in which they are built, not for the design standards of the location where they will be placed.
Additionally:
roof framing usually consists of trusses with smaller than normal framing members, such as 1x2 top chords.
These roofs will not withstand additional loads from solar.
the foundation usually does not meet construction standards since they are not usually placed on a permanent foundation.
It is significantly easier to identify mobile homes in mobile home parks, but they can sometimes appear outside of mobile home parks:
When a mobile home is within a mobile home park boundary, you will often see homes aligned diagonally to allow for more spaces as seen in the photo to the right.
When a mobile home is not within a proper mobile home park, it can be a little trickier.
When you see a home that is:
rectangular
much longer than it is wide
You should start looking for evidence that it is a mobile home. Notice in this example, there are several homes near by that look like they could be manufactured homes as well. The easiest course of action is to look up the address on a real estate website.

And paste into google:
Zillow is often fairly reliable for identifying mobile homes.
This listing confirms that this home is a manufactured home.
Telltale signs of a manufactured home include the following:
Rectangular homes with long lengths and short depth
1x2 truss members
Skirt foundations and other unique foundation types
The example to the right shows what 1x2 trusses look like in on manufactured homes.
Another common sign is a red HUD tag on the exterior of the home as seen on the right:
Again, the quickest way to determine if a home is manufactured is to enter the address into Google:
View the results in real estate sites like Zillow, Redfin, or Realtor.com.
You will see in the home details that the type of the home is “Mobile/Manufactured” or some variation of those two.
If the real estate sites do not show that it is manufactured the next step is to try to look up the home on the county website:
Go to Google and type in “[county name] property records” to find the county site that will give you the information you need.
Once on the county site, enter in the address to find the property details to show you if it’s manufactured or not.
For Site Survey, it can be a little time consuming to do this on your mobile device. The next step should be to call compliance to see what they can find.
In your daily schedule, check the day before; if you notice that one of your jobs is a mobile home please reach out to compliance and see if they can confirm mobile home or not.
If you weren't able to catch this the day before then please follow the next steps:
Check and see if there is any add-on to the mobile home with trusses, that we could install on.
See if there is any detached structure we can survey
If they have a big yard see if customer would be interested in a ground mount system.
Always reach out to compliance to confirm if it is a HUD home or not.
If none of the steps above are a valid option then thank the customer for their time and leave very detailed notes and close out the ticket.
Take a photo of the red HUD tag on the side of the home and upload that into field pro.
Sales on manufactured homes should not be allowed.
Please make clear notes in the survey summary and be thorough with documentation when manufactured homes slip through the cracks and get sold.
All disqualifications of Manufactured Homes after sale need to be processed through Engineering in order to do so.
