Sub-letting of flats to tenants
Flat owners to inform the society manager in advance whenever they are sub-letting your flat to a tenant or if there is a change in the tenant of their flat.

Usage of lifts during moving in or out
There are no service lifts for moving household goods in our society.
The use of lifts to transport the household goods during move-in or move-out should be informed in advance and the charges should be paid in advance. Otherwise, penalty will be levied in addition to the applicable charges.
Any violation of rules by the transport agency or mover-packer will be the responsibility of the owner/tenant.
Maintenance and dues
It is the flat-owner's responsibility to see that the maintenance and any dues are cleared on time.
Managing committee will not stop the tenant from leaving the society premises if any dues are pending.
Any pending maintenance and any dues stand debited on the flat.
The owner will have to clear the dues if the tenant does not clear them.
Parking for tenants:
If the flat does not have a reserved parking space for a four wheeler, the tenant should be informed in advance by the flat-owner.
If open parking space is not available, the tenant will have to park his four wheeler outside of the society gate.
Tenant entry fees and KYC
The are prescribed "tenant entry fees" and should be paid on the same day of entry. Proof of payment to be sent to the Treasurer on WhatsApp.
Tenant needs to pay the entry fees from his own bank account. Flat-owner should not take the responsibility of paying these fees from his own bank account. If desired, flat-owner can pay it to the tenant and the tenant should pay to the society from his own bank account.
The Society Manager will give a KYC form to the tenant. The form should be filled and submitted within a week.
Copy of rent agreement with police verification report to be attached along with the form. In the rent agreement, if the police verification is already done, there is no need to do it again.
Why the entry fees? - This is for KYC. Their bank account number can help to trace them in the future. This is an AGM decision taken 5 years back. The fees are also for upkeep of tenant records.
What all things are done in their KYC ? – Forms have to be filled along with Rent agreement, police verification, photo, Aadhar card photocopy. The tenant details information is reviewed regularly by the police.
Flat-owner will be responsible for the identity of their tenants.
Any fees/penalties/charges not paid by the tenants will be recovered from the flat-owners.
