The various charges for maintenance and other fees are as follows.
"Common Maintenance" contribution is for expenditure for common purposes only (like electricity, DG backup, water bills and water system repairs, lift maintenance, garden upkeep, organic composting, fire fighting system repairs and maintenance, security, housekeeping, common repairs, administration and book keeping, etc. "Common Maintenance" amount contribution is NOT for any specific building repairs or addition of facilities to a building.
Repairs Fund contribution - is for repairs of the existing facilities in the buildings.
Sinking Fund contribution- is for reconstruction cost of the buildings in case there is a neccessity.
Reserved Fund contribution - is for any new addition of amenities or facilities in the society for common use of all.
Payment of maintenance and any other charges are accepted only through -
Drop a Cheque addressed to "Yash Sankul Cooperative Housing Society Ltd" in the cheque box
Use MyGate mobile app which has UPI, NEFT, IMPS, and other channels of payment.
Visit the HDFC bank and Deposit cash in the bank account of the society and submit the details of the transaction to the manager.
Payment related information:
Cheques are collected on the 16th and 30th of the month.
Any cheques dropped in the cheque-boxes or submitted to the society manager after these dates will be considered as delayed.
Appropriate late payment charges will be applied as decided in the earlier AGM.
Write your flat details behind the cheque.
Cheque bounce charges will be recovered from the flat owner.
The maintenance fees and other charges are as published in the financial year.
Financial year is from 1-April-20xx to 31-March-20xx and so on.
Discount in annual maintenance payment will not be given after the last date.
We are not raising invoices in MyGate and hence it will not show dues for your flat.
Flat owners are expected to know what amount they need to pay and what amount they have already paid. They can check their payment history in the MyGate app or in their cheque books.
Pay the amount as "advance" while using MyGate app.
Do not pay using direct UPI or NEFT/IMPS bank to bank transfer because the transaction is not traceable to your flat.
You will get instant receipt if the payment is done using MyGate app.
Paper receipts will be issued after the end of the quarter.
