Traffic Proximity Concerns

Updated design modifications to the westbound TCH to Valley Ridge Blvd off-ramp north of the TCH were uploaded by AT in Fall 2019 to their project website that have since been removed.

AT's re-routing of the westbound (WB) TCH off-ramp to Valley Ridge Blvd north of the TCH significantly reduces the separation distance with adjacent homes from 11 metres to approximately 6 metres as shown on AT's two cross-sections below. This creates two critical "pinch-points" east and west of Valley Ridge Boulevard described below.

As of April 24, 2020, AT's project website still retains two, north to south cross-section schematics (sections "A" and "B" shown on the schematic below). These show the disparity in proximity to the original alignment of the WB TCH to VR Blvd ramp alignment (11m separation) versus the modified, narrower alignment (6m separation). Based on close examination from some backyards along Valley Meadow Close NW, it appears EllisDon has located the edge of the new, WB TCH off-ramp to approximately 6m from the north boundary of the TUC (=south boundary of property lines).

AT's project website displays links to two different versions of these conflicting north-south cross-sections (labelled "A" and "2.3") along the same line of profile. AT's schematics for these sections, shown below, display conflicting distances between adjacent homes on Valley Meadow Close to the nearest ramp to the south of their rear property lines.

Of interest, and further discussed below, is the north-south cross-section, labelled "A" shown in the bottom-centre of the image.

This image shows two versions of the same cross-sections, "2.3" and "A", along the same north-south profile. These conflicting cross-sections have been shown on AT's website since October 2019 when the latest version, "A", was uploaded to AT's WCRR project website.

Cross-section, "2.3", in the image above, is taken from AT's June 2019 Information Session presentation from AT's project website. "A" shows a separation distance of 11m between the WB TCH to VR Blvd off-ramp to the south property lines of adjacent homes along Valley Meadow Close. Subsequently, four months later, in October 2019, AT uploaded a different and conflicting version of this same cross-section, now labelled "A" shown below "2.3". AT's latest cross-section, "A", shows this same separation distance has now been reduced to just 6m from 11m on "2.3". It is our understanding AT re-routed the WB TCH to VR Blvd off-ramp northward, at the request of the City of Calgary to make room for the City's future sanitary trunk line (labelled in a purple box above). This represents a significant design change and severely impacts adjacent "first-row homes" just north of the TUC boundary. AT provided no notification or disclosure of this important change to nearby residents.
