Zoning

Zones in Title 31

No land shall be used contrary to zoning laws enacted pursuant to this Chapter. The state legislature may adopt additional use zones to the extent additional use zones do not conflict with this Chapter or other controlling law. The use zones are defined as follows:

 

R1      Residential-1: single-family residential – low density

R2      Residential-2: single-family residential – medium density

R3      Residential-3: multi-family residential

RC     Residential-Commercial: mixed residential and commercial-office

C        Commercial: commercial-office with restriction on the size of warehouses

RV     Resort Center: Visitor’s Facilities

TC      Transportation Center: transportation facilities

I1       Industrial-1: industrial, including warehousing and limited commercial

I2       Industrial-2: offensive industrial uses, e.g. slaughterhouses, fish canneries, sewage treatment plants

P        Public: public and quasi-public facilities

V        Village: low density areas of limited size with multiple land uses

A        Agriculture: all types of agriculture uses

C        Conservation: public open spaces and recreation areas, wilderness and beach areas, land reserved for control of flooding and soil erosion, and other uses not detrimental to a multiple use conservation concept

W      Watershed: area reserved to protect domestic water sources with no development allowed

HP     Historic Preservation: sites of historical, archaeological, and biological interest

PD     Planned Development: relatively large residential, commercial, and other use areas planned as integrated developments

F        Floating Zone: future nonconforming uses in the public interest, e.g. to allow future electrical substation in R zone

MZ    Mixed-use Zone: use areas containing two or more zones

 … shall not apply to buildings or structures existing on the effective date

… shall apply to any change of use of a structure or land
