The covenant is located on a hill overlooking the village of Ballaugh. This site is based on an old ring fort constructed by Hibernian magi who attempted to settle Man in the years after the Schism War. This failed covenant, which called itself Cashtal Lajer (Gaelic: Castle of Strength) was led by Donnchad Dubh ua Treamaere and included four younger magi. Most, including Donnchad, were killed in a raid by Stonehenge magi. The survivors buried what they could not carry and fled back to Hibernia.
The ring fort is 100 ft. across, surrounded by an earthen berm 15 ft. high and 20 ft. wide with a 20 foot gap in the northeast. Within the courtyard, which is about 60 ft. across, stands a wizards' tower. A single underground chamber lies beneath the fort, accessed by a stone staircase. Various outbuildings surround the site, positioned outside the ring fort. A large herd of sheep are pastured on the surrounding hills. The entire area, extending about 100 feet beyond the earthen wall, is a Magical aura of 5.
A number of buildings lie outside the ring. The first of these is a two-story stone stable; it was raised with magic and is a solid piece of stone, but its floors are uneven and the windows and doors oddly shaped. Tereysa's horse is kept here; the teamsters have decided to make their home on the upper floor, until something better becomes available.
The only other stone outbuilding is Thomlyn's home, which includes a laboratory on the ground floor and his personal chambers on an upper floor. His daughter Corsair lives with him here. This building was also raised by magic, but is more structurally sound than the stables.
The wooden buildings include a smithy for Kate the Blacksmith and a building for Sylvia's loom; both these women live above their workshops. One of these buildings is used for storage; the lower floor is equipped with the Wizard's Pantry.
Wizard's Pantry
The tower was summoned by Conjuring the Wizard's Tower and is 80 ft. high with an entrance on the second floor; a wooden staircase provides access to this door. The tower is a solid piece of stone, and is of obviously magical origin. A spiral staircase provides access to eight floors, all above ground.
The ground floor is divided into a barracks for the grogs and a room for the servants of the magi. The second floor, where visitors enter the tower, is the great hall. The third and fourth floors house custos, including Tibor and Sabine the scribe on the third floor and Bradan, Sir Alec, and Conrad on the fourth. A spare room on the third floor is currently used for storage.
The higher floors all serve as sanctums for the magi. Each floor includes a small reception room that is not protected by a sanctum marker. Beyond the sanctum door is a bed chamber, the lab proper, and a pantry for material storage. Tereysa of Flambeau is on the fifth floor, Gergo of Guernicus is on the sixth, Ilius of Verditius is on the seventh, and Kykna of Bjornaer is on the eighth.
The Hibernian magi who first settled this site dug a large chamber beneath the hill, accessed by a stone staircase. The current inhabitants have continued to use this chamber for council meetings. The council chamber is 30 feet across, but includes twelve niches about five feet across and five feet deep, evenly spaced around the room. Four of these niches are currently occupied; the rest are empty. A 13-sided stone table fills the center of the chamber and two magical lamps illuminate the council chamber with the equivalent of bright daylight. The magi have surrounded the council table with new, wooden chairs.
One of the niches is the Tomb of Donnchad the Black. The tomb is carved from local stone and depicts Donnchad lying in state clasping his wand; his familiar, Ban the White Wolf, is carved into the base of the tomb. Donnchad's skeleton, clad in his black robes, lies within the tomb. When the magi first discovered it, they persuaded Donnchad's ghost to animate the corpse. After that conversation, however, the spirit disappeared. Donnchad's robes radiate a magical aura. His wand, which was left within the tomb, was taken by Ilius. Every year, Donnchad's tomb generates 4 pawns of Rego vis.
A second niche contains the Armarius of Strength. This book cabinet radiates magic, but the magi have not yet determined its properties. It still contains the Liber Viribus, which are the records of the Hibernian covenant, and the salvaged laboratory texts of Donnchad Dubh, which appear to have sustained some damage. These texts have not been deciphered, or even examined.
A third niche contains Orlaith's Ashes, the cremated remains of a maga Merenita who died in the Stonehenge raid 200 years ago. Her ashes are kept in a silver ewer; every year, 4 pawns of Ignem vis can be collected from these ashes.
A fourth niche contains the calcified remains of Marfisa filia Donnchad of Tremere, one of the magi who settled this covenant 200 years ago. She was turned to salt, and frozen in the middle of casting a spell. The Liber Viribus suggests it might be possible to restore Marfisa, but the magi have not yet attempted this.
