Each month there are set things that need to happen. Below they are broken down by week of the month. Most of these are items that are reviewed monthly in the one-on-one meetings with your supervisor.
1st Week
A. Send rent reminders by 5th to tenants who haven't paid, enter a delinquency note on each tenant's Appfolio profile
B. Confirm 150 day away lease renewals with owners
C. Enter prior month leasing commissions
D. Confirm Move In Letters are sent out for next month's move ins
2nd Week
A. Review delinquencies greater than one month rent due on 10th.
B. Owner reports sent out including delinquencies and leasing update.
C. File Landlord Tenant Complaints on delinquent tenants with confirmation from owners, update tenant Appfolio profiles with action on delinquency
D. Send out lease renewals to tenants as confirmed by owners for leases between 120 and 150 days from end date
E. Complete and submit commission sheet by 15th (or other date as announced by manager)
F. Confirm move out information and cleans for any upcoming move outs
3rd Week
A. Confirm utilities are handled for move outs scheduled for current end of month
B. Reach out to lease renewals that are approaching 90 day limit that have not responded
C. Confirm how keys are getting to tenants moving in at start of following month
4th and Last Week
A. Owner reports sent out including any delinquency updates and leasing update
B. Send non-renewal notices to tenants that have not responded with leases expiring 90 days out on the 28th or so.
C. Property walkthroughs at move out as much as feasible
