The below document is the template you will use to create your commission sheet.
To Create a Copy of the Template:
Go under File in the top left
Click Create a Copy and edit the copy you've created.
Change the title to "First Name Last Name - Commission Sheet" (Example: Sadie Freund - Commission Sheet)

The tabs on the bottom of the sheet are the different categories of payment
Management
The first 5 columns are the fields you need to enter information into. Property Address, Unit Name, and Monthly Rent information can all be pulled from the report titled "Rent Roll". The Owner and Management Fee % can be pulled from the report titled "Property Directory". Total Commission & Paid to Manager are formulas you DO NOT want to change or touch. If you do, that's no problem. You can use the undo function and the previous version functions.
Go into the Reports tab and search for the 2 reports.
Using the Actions function in the top righthand corner of the report, export the report to Excel
Once it's exported to excel you can either open the reports in Google Sheets or Excel.
Copy and paste the columns from the exported report from the report to the commission sheet you created in google sheets.
Property Address, Unit Name, & Monthly Rent - Rent Roll
Owner & Management Fee % - Property Directory
Double check your Monthly Rent column, make sure there aren't any blanks where there shouldn't be. Check the owner names and addresses.
To double check your work, you can look at the total commission and paid to manager columns to briefly spot check the amounts.
2. Leasing
This tab is for all of your leasing commissions, both current leasing commissions due to you and future commissions due can be listed here. The first 2 columns, Date of Move In, Property Address, Unit Name, and Monthly Rent, are the only columns you need to enter information into. The best way to keep track of leasing fees is by entering the information in those first 4 columns right after you've entered the leasing fee charge in AppFolio.
The future leasing fee section is to be used the same way. You can enter the leasing commission information in the first 4 columns after you've entered the bill into AppFolio.
3. Project Management
The first 4 columns, Date Billed, Property Address, Unit Name, Total Project Cost, are the only columns you'll need to edit and add information to.
4. Sales
The first 3 columns, Closing Date, Property Address, Sales Commission, are the columns you'll need to edit and add your information into. There's also a Future Sales Commission section where you can include future sales you'll be completing.
5. New Management
This is for owners and properties you've onboarded. This is track the bonus you receive for onboarding new owners and properties. 50% of the management fee collected for the year is paid with your next pay. The other 50% is paid 6 months later. The columns you need to edit are only the first 4 columns, Owner, Property Address, Gross Yearly Rent, & Management Rate.
