Project management is specifically for projects beyond a basic unit turn and usually have a budget in excess of $10,000. Property managers do have the opportunity to lead this type of project but need to coordinate with their supervisor, the Director of Renovations and Chris C. to plan and execute the project. Most often Property Managers will coordinate introducing the owner for a project to a Project Manager who will then handle the project directly. During the process of a renovation the property manager is responsible at a minimum for maintaing the utility services in coordination with the project manager. The property manager may also need to handle any lawn care as well.
Once the project is completed the property manager should walk the property with the project manager (if possible) to make sure it is rent ready. Below is a basic checklist of things to look at on a walkthrough of a property switching from renovation to being listed for rent:
