When showing a property for the first time, be sure to show up early and inspect the property to ensure it is ready for showings. Schedule a cleaning/maintenance if necessary and cancel all remaining showings until work is completed.
Some great tips for showings:
Turn on all lights on in property to brighten up the entire space.
Let prospect take as much time as needed and encourage photos & videos.
Have the listing on phone as a resource to refer back to.
Give any additional info that may have been forgotten or is incorrect in the listing.
Allow multiple groups at same time if larger property. One group at a time with smaller properties.
Send application link at end of showing if interested.
Scheduling Showings
How and when a PM schedules showings is up to them to work out their schedule. It is best to establish a schedule of showings at least a week in advance and group them geographically to make the most efficient use of drive time. Usually a PM will need some daytime and evening or weekend times to provide sufficient opportunities to prospects. There are also options in the format of the showing. An open house style is great for a larger or more popular unit to get the maximum exposure in a fixed amount of time. It may be necessary to individually schedule showings for properties with low interest or a niche market.
