Delinquency
You should be using the delinquency note function to keep track of the following:
Late fees
Plans of action
Payment plans
Eviction filings
Eviction status
If the tenant owes more than 1 month’s rent, at least one of the following statuses needs to be in the delinquency notes:
Payment plan
Eviction status
The owners reasoning for not wanting to evict
Payment Plan
IN EITHER CASE:
If the tenant owes more than 1 month’s rent, at least one of the following statuses needs to be in the delinquency notes:
Filed Landlord/Tenant Complaint
Owner does not want to evict (email communication required)
BY THE 15TH the delinquency note should be up to date
A payment plan should be established
Should be something the tenant is capable of paying, and can afford
Should cover at least 1 month’s rent and a portion of the current balance
A judgement should be used in conjunction with the payment plan
Good for 120 days without proceeding to possession, the judgement is used as leverage for the tenant to follow the payment plan
Follow-Up
Follow up is needed on tenants that owe less than one month’s rent should be happening to prevent going over the one month threshold.
The tenants that owe more than one month’s rent need to be filed on and the eviction should not be your first follow up.
